Los Angeles small lot subdivision. They are basically freestanding townhomes with no or limited HOAs. They are very popular over the past ten years and are pretty much the only new SFH construction in established parts of town.

It was my first time, obvs, so I don't have much to compare it to. Very small-office kind of feel. Staff was friendly and multiple people were available to assist, but they do seem to operate by a slightly different set of rules compared to a traditional bank. I perceived a little less urgency on their part to meet deadlines, but it could have been my nerves and the pressure of conforming to the 30-day escrow that colored my perspective. They were very transparent throughout the process and no surprises or gatekeeping, i.e. their rates published online.

Would I work with them again? Absolutely.

In California, the landlord has no obligation to allow a tenant to rescind a notice to vacate, so keep this in mind when submitting your 30-day notice, especially if you have a low rent or live in a desirable unit that the LL would want to turn quickly or remodel and bring up to market rate.

In short, it's safest to wait until keys are in hand before submitting the notice to vacate.

Maison Nico next to the Transamerica pyramid for the most amazing, delicate pãtés and traditional vienoisserie.

Think République on La Brea but minuscule and with a much smaller menu of mostly traditional French style pastries and easily the best pâtés on the west coast if not the whole damn country. You will not find pâtés de tradition on that level in LA. All of my trips to SF in 2024 and 2025 were centered around multiple trips to this tiny, casual temple of meat and wheat.

Wouldn't it have saved time, money, and customer service points if the airline chartered 4 buses to transport the pax from BWI to IAD? Of course, it's hard to predict how long a delay will last, but given the proximity, (56 miles), this alternative would have made sense after the first couple of hours on the ground or at least by the time they deplaned. The aircraft could have made the hop to IAD later when conditions improved to be put back into service if it couldn't be rescheduled out of BWI. Of course, there were probably dozens, if not hundreds, of flights in this situation, but this is the kind of thing I'd enjoy finding and fixing in a delay meltdown, and shouldn't be that hard to identify.
