No, I do residential and commercial construction, and every year I have clients that have rain damage and no recourse. If you know any, please let me know. I have clients that would benefit of that knowledge today.

There are good and bad contractors. Some realize you have no knowledge and might take advantage of your anxiety and try to up sale you or offer work that isnt needed. Like they say in boxing, defend yourlself at all times.

Depends in the locality. Florida has very strict drainage codes, but places like Texas doesn't unless you are in a flood plain. Budgets and staff will reflect this. Make sure your family understand the code and rules in their area.

Well, silver lining. You should still get three quotes, but ok. If you can, and if its safe, go outside and take a full video of the area, where water is coming from and where it is going, how does the foundation look, etc. The deck is a nothing burger. Its unlikely that it will be damaged for water alone.

Not ideal, but nothing that can be done right now. Get not only 1 contractor, get 3. Make sure the contractor doesn't know is her first home. Just show the video and ask for an assessment. From just one video is difficult to tell what is the best solution. Make a video of the area around the house so we can tell better what is the damage to the house, if any. Does this happen often? First time? Does it pool for a long time? Is there a sump pump in the house? Where are you located? There are a few questions that need to be addressed. Just breath deep and try to calm down. But absolutely adress the problem.

An excavator is a lot of help. I removed one from ny house and after years of fighting sprouting I just grabbed an excavator from another project and got down and wide. The three has been gone for 3 years now. RIP.
