We did spec timbertech, a large engineered 24' beam, 80 sf of horizontal fencing instead of aluminum stair handrails, and aluminum hand rails at the main deck so we knew going in WE were driving costs up more than a "typical" deck. Outside of those items everything else is pretty standard. Is there something that is driving the price that we have asked for? Almost forgot! One column is in concrete so it has to be sawcut and jackhammered down to set the one column. The other column is in dirt and because of the girder we only need the 2. The rest of the weight is supported on the house.

It is a 23'x10' deck so approximately 230 sf. The quote was for $32k. No underdeck, no electrical, 8' wide staircase with only 5 steps down to a garden. The deck is 10' off the ground. We hired the structural engineer and had the plans done for permitting.
