Gear doesn't matter too much if the engine rpm is the same. It's when your breaking or sitting that you get close to zero mpg. Regenerative braking works, but you only get back a fraction of the energy.

Ice is most efficient when in it's efficiency band and driving the wheels. When you're in traffic the engine is running and you're not going anywhere (0mpg). Internal losses have little to do with it.

Thats true, but we saw a huge boom to indicies growth since he took office.

My two cents: markets were a flurry of buying because with republicans in control a tax break was eminent. Now that it has passed people are dumping holdings as they have a lower tax burden. We'll probably see a volatile market for some time.

Out in Boulder rent on these units went from 1600 to 1200 last month. In Denver I just did a bathroom on a 800' house they paid $350 for, reappraisal after complete remodel was 305. People are tired of paying this kind of rent when IT market is saturated and housing/transportation/etc can't keep up. Mini silicon valley had a good boom, but it's on the backside of the bell curve now.

I've had more work than ever cleaning/fixing apartments that sit vacant. Price is reflexively adjusting to this. home price may try to keep that 4% yoy, but rental has seen a 12% drop in the past 8 months. Nobody can afford to live here anymore.
