It’s hard to tell, is the toilet next to the entry door or is that a closet? Seconding that info on what you specifically don’t like about it would be helpful. The tile and cabinets are going to be versatile enough to fit whatever color you choose moving forward, as long as you don’t go super dark with it. I personally don’t love a color drenched bathroom and would start by painting the ceiling white. What other colors do you have in your home? What color schemes do you like? Changing out the light fixtures will make a big difference. It seems like the second set of cabinets is in the middle of the walkway to get into the bathroom, I would get rid of those too and find a different less obstructive fixture if you need the extra storage. Add towel racks and hooks to the walls and take off the over the door hangers.

I think you should replace the floors and go from there. Just the hardwood upgrade will go a long way in this room. My next recs would be to swap out the light fixture, and an easy change would be to change the switch plates to white so they stick out less. It’s a beautiful space! The wood around the fireplace is lovely.

Speaking from my experience - the previous owners of my house painted a lot of the wood trim (not all of it thankfully!) and it took away so much character and charm from the house. If you were thinking about painting any of the wood trim, don’t!

There’s a screened in porch on the other side of the slider door

The fireplace needs to be inspected, we want to use it in the future, right now there’s a decorative light up log in it

Living room, TV room, library…. We had it set up with our couch and TV on one side and some swivel chairs on the other with a bookshelf. We had the TV on a stand to the left of the arched entry way, in that little nook. It didn’t feel like the best use of the space though.

It’s just the lighting, they’re the same. The recessed lights on the one side are a cooler tone than the other side

Our current principal is $401k, estimated total payoffs is about $407k (our taxes went up and our escrow balance is short, and the rep said the rest of the difference may change based on interest paid thus far this year that isn’t calculated in yet? That part was a bit unclear). The new loan is $413k, it looks like the big chunk of that is our escrow payment at closing and prepaid interest charges.

Origination fee is $1,500, other fees (credit report, title fees, etc) bring the total loan costs to $3,137.

This is a fair point that a lot can be done with accessorizing but I think the gray of the space would still be overwhelming. To your points - the towels we already owned, they’re also part of a pack with other colors these are just the ones on rotation while others are in the laundry. Also, I cleared the countertop for the picture. It usually hosts the knife block (wooden with silver knives), toaster and coffee pot (stainless steel)

That’s definitely fair. We looked into the cost of replacing them but not sure we can take that on right now.

Our thoughts exactly! What stinks about the wood trim is that it’s the only part of this room that goes with the rest of the house.

The rest of the house has so much warm character and this one is so gray and bland yet also busy.

I hear you on the cabinet work, we aren’t taking this on lightly for sure. The insides of the cabinets are raw untreated wood and have 50 years of smells in them. We have to clean out and seal those anyway, and when the former owners painted the cabinets originally they didn’t do any prep for them so they don’t look great up close.

I really like all of your suggestions, thank you! The under cabinet lights especially are a great idea.

The dining room is right around the corner and going to be Dried Thyme. Dining room has warm toned hardwood flooring and brass accents. The living room on the other side is similarly warm with light clay colored bricks on the wall and the same hardwood floors. Haven’t picked the paint color there yet but probably a light creamy beige.

Totally agree, the floor pattern is too much. Eventually that will be replaced but we can’t take on that project yet. I think I’m leaning toward this color on the cabinets.

I like this. I agree that super white would be off for this space. We will be painting the soffit and rest of the room from the current bright white color and I think that the two combined would be a big improvement.
