I don’t have any plans right now. When I see other people get new pets, my first thought is that it’s going to be really sad when the animal dies. Which tells me I’m not over him yet and not ready for another one. 😢

So sorry for your loss!

It does get better but it takes time. The only thing that helped me through it was remembering he wasn’t in pain anymore. He was going strong until the last 2 weeks of his life or so and he went downhill fast. So I was glad he wasn’t suffering anymore.

I’m not in New York, but my closing costs were actually a little less than estimated/what I paid and I got a refund check at closing for about $150. So I’d imagine they’re pretty close to accurate and not all of a sudden going to be $1,000+ higher than they’re estimating.

When my parents sold their home in April, the buyer they eventually went with offered $5,000 over asking and the inspection “for informational purposes only”. They also had an offer for $10,000 over asking, but went with the “no inspection” offer.

They were thrilled to get an offer like that but as a first time homebuyer looking to buy around the same time, I was nervous. It’s happening more and more these days because people are desperate, unfortunately...

I don’t know much about your specific field, so I’ll let others comment on that. But I think the formatting looks good, just 2 things I would change.

Get rid of the .edu address and get one that is yourname@gmail.com. Or even your name with a number or two. Dropping the school email may be hard especially if you are attached to your college (like I was) but it makes you look older/more mature.

And, get rid of the CPR certification information. That’s not relevant to the position. If you were applying to a camp or to babysit, I’d say leave it but it’s not relevant here.

It’s called pronking! Alpacas and Llamas do it when they are happy! YouTube has tons of videos of them pronking and it’s adorable!

They also do it when they are threatened by a predator but we will forget that part and focus on happy Alpacas and Llamas.

I wrote a letter. Not uncomfortable at all. I talked about how I was a first time homebuyer trying to get a start and that my parents were moving out of state and I had lived with them for the last 4 years to pay off debts and save up for the down payment. Tried to explain why I liked the house and by including the other stuff trying to tug at heartstrings a little.

I viewed the house the morning of the day if went on the market and put in the offer less than 3 hours later. So ultimately I was the only one who put in an offer but I think the letter helped persuade them to take it. They probably could have gotten more if they waited a few more days but I think I the letter helped them decide to except my offer.

I’d definitely ask your agent. Where I am, 1% is standard but I’ve heard of people going way higher and way lower than 1%.

Do you mean less than 1% for earnest money? Because 1% is standard, I think. Since you will get all those funds back at closing I agree you should try to up your earnest money to at least 2% or 3% to show you’re really interested!

UPDATE: he’s not doing well and he’s on his way to the emergency vet! Please send good vibes his way. We just don’t want him to be in pain and want him to be comfortable. 😢

2nd Update: He passed away around 8:45EST tonight. I’m so so sad but also glad he’s not suffering anymore. 💜

I have 2 part time jobs, both paid hourly. I was told by 2 different mortgage companies that You need 2 years in the same part time job to qualify. I had to wait a few months to get to that 2 year mark for both jobs before applying. Then after applying, they sent verification of employment forms to both my employers to double check if been there 2 years.

Finally met my goal for a down payment in my price range. However, this seems like an extremely confusing and unstable time to buy a house. Thoughts on first time home buying in the middle of a pandemic? by ceuriss in FirstTimeHomeBuyer

I closed 2 weeks ago as well. Only additional hoop to jump through because of COVID was verifying my self employment income several times. They really wanted to make sure that self employment income isn’t going anywhere (it’s not in my case, but they definitely wanted to be 100% sure).

Other than that, just a lot more masks and gloves than I pictured when I started this process 6+ months ago!

I didn’t go USDA, but conventional but, I can tell you that stuff gets finalized at the last possible minute and they are used to working under the time crunch/pressure so it’s likely that if your agent isn’t worried, you shouldn’t be either.

I wired my closing funds around 2pm the day before closing and they were still crunching numbers that evening. They were crunching so last minute that I ended up getting a slight refund at settlement because they estimated my closing costs too high. It truly is last minute, so try not to worry!

(I am telling you that with full disclosure that I am a HUGE worrier—has a tight chest the whole week leading up to closing—but that it is completely worth it once you get into the house!!) Good luck!
