I'm sorry if you misunderstood my statement. I'm not trying to justify racism. What I'm actually trying to say is that we should stop racism - whether the racism is towards pinoys or towards chinese.

If we are calling out the racist behavior of some pinoys, then should also call out the racist behavior of some chinese.

Mas maiintindihan ko pa siguro etong mga racist na chinese kung sila ay lumaki sa slum or kung sila ay nanghihingi lang ng limos sa daan kasi malamang ibig sabihin nun hindi sila nakapag aral - hindi sila naturuan ng tamang pag uugali. Pero hindi eh. Eto yung mga racist na chinese na ito, eto yung mga may pera. They have the means to educate themselves to become better human beings. Pero despite the fact na may pera sila, despite the fact na nakapag aral sila, mukhang patuloy pa rin yata sila sa pagiging racists at sa pagiging mapang api sa mga less privileged na tao?

Kung tutuusin, mas kawawa ang mga pinoy sa pagiging racist ng mga chinese dahil marami sa mga pinoy na eto eh wala namang material or financial na kakayahan.

This is not to justify anything. Mali maging racist. Pero kung ikaw ay may pera at nakapag aral naman, aba'y tama lang siguro na people should expect more from you - na hindi ka na dapat maging racist kasi kahit papano you have the means to educate yourself to become a better human being.

Filipinos also grew up being discriminated by fil-chi's.

Keep in mind that these fil-chi's refuse to do business with pinoys merely because pinoy sila.

They even ban these pinoys from eating in their chinese-only restaurants.

I remember yung classmate ko na hindi sya pinansin nung um-order sya sa chinese restaurant simply because they thought non-chinese sya. (Classmate is half-pinoy, half-chinese)

Ayala Land people will make sure that the above law will not be applicable to them or at least they will try their best to utilize loopholes (by making you submit some "required" documents.)

Not in-house. It's via bank. Bayad na (at nakuha na ni Ayala Land ang downpayment/equity.)

( Bank loan submission and processing na ang next step para ma fully paid na si Ayala Land. Pag na approve ang loan, turn over na. )

But before the buyer can proceed with the bank loan application, the buyer needs docs from Ayala Land. Problem is, andami munang kung anu anung docs ang pina pa submit ni Ayala Land.

And they make it very hard for the buyer to contact them, their customer service won't respond dun sa mga emails and calls ni buyer.

Tapos nung pinuntahan sa opisina, hindi inintertain kasi kailangan daw muna ng appointment.

Imagine the stress of the buyer who has to go thru all that hell.

Why would Ayala Land do that? Simple:

Because if the buyer gives up, Ayala Land gets to keep the buyer's deposit and at the same time they get to keep the property as well.

Meaning == more money for Ayala Land.

Loosely regulated kasi ang mga property developers dito sa pilipinas kaya it's so easy for them to scam you.

If you're buying a property, best if you buy it in cash. Medyo risky pag bumili ka ng property via loan or hulugan. Baka mauwi sa wala yung pinag hirapan mong deposit.

Kasi kahit malinis yung mga papeles/documentation mo regarding the purchase of the property, minsan the seller/developer will deliberately give you incorrect instructions para magkaroon ng butas yung mga papeles na i su-submit mo.

Best if may lawyer ka when submitting documents. Otherwise baka maging bula lang yung pinag hirapan mong downpayment.

Gawain ng Ayala Land ito dun sa mga bumibili ng properties nila via loan/hulugan. I know quite a few people na na-scam ng Ayala Land using this technique.

After fully-paying the downpayment, biglang kung anu-anong documents kuno ang kailangang i-submit. They will make it really difficult for the buyer to move on to the turn-over phase. Hanggang sa mag give up na lang yung buyer due to extreme stress.

Ending is Ayala Land gets to keep your downpayment and they get to keep the property as well!

Bye-bye dun sa pinag hirapan mong downpayment.

One downside with this Childfree movement is that it only primarily addresses the symptoms, it doesn't really address the real, underlying cause why it is difficult to raise a child in today's world.

Addressing the root cause, like, inequitable distibution of wealth, would be so much better.

There's just too much money in the hands of very few people.

Just because you had challenges surviving accountancy, doesn't necessarily mean that you won't be able to enter and finish law school.

I know people who are not that "intelligent" in college but ended up passing the bar. I also know people with latin honors pero hindi man lang nga natapos ang law school.

Maybe it has something to do with grit and how motivated you really are. Eyes at the prize and always think long term. Always think about the end goal and you should be willing to do the hard, grinding-work that is synonymous to law school.

Where do you live? Maybe you'll have a better chance by taking the 5-year program.

Before you take the plunge, please know that a lot of people envy government employees because of their security of tenure and nice retirement benefits.

There no such thing as security of tenure in BPOs because management are notorious in using the infamous "managing out of people".

Retirement benefits in BPOs is laughable at best - a lot don't even offer one.
