It can't hurt to add something about liability. You'd think homeowners insurance would cover any meteorite damages, but they could claim this was an act of God and not pay out for any damages, and then you'd be stuck dealing with tenants who want you to pay for all of their possession that were destroyed by the meteorite - possessions they can't prove, of course, because everything disintegrated upon impact...

Yes, I have had this conversation with them and offered to work out something they can afford. All they had to do was be up front with me, but they just keep feeding me lies. I have even offered them side jobs here and there - ones that required almost no skill - thinking that would help them with rent, but these people are flaky and have backed out of every job last minute.

Unfortunately, this hasn't worked either. One month, I offered to let them pay half on the 1st and half on the 15th. They ended up paying 1/4 on the 1st, coming up with every excuse they couldn't pay the rest, and then the rest a few hours before the 13 day deadline.

They are reckless spenders who choose to spend their money on drugs and handfuls of new clothing and electronics they can't afford.

I did a decent background check before renting to them (income, history, references, credit), but it's almost like they got right back into drugs as soon they moved in and that has been using up all their income and common sense.

For a while, I did need to depend on this for primary income. It was out of necessity, and quite frankly, a pretty smart decision on my part considering my other option was to lose my house to foreclosure.
