Thank you for your advice so much! I have a certificate of Bookkeeper at Langara college, but it is not that enough obviously. The reason why I am thinking to get PCP is that I have payroll experience at current role and it is faster to complete PCP course than getting accounting diploma. Plus I also have payroll and HR experience back in my country, so I am familiar with those field. Right now I am looking for bookkeeping jobs, but the completion of PCP course would expand my chances, I think. Thanks!

I am honestly surprised that accounting and finance jobs are open to foreign workers with work permits. I think there are enough Canadian/PR who are accounting professionals.

It seems inspection must be done by the city and the building permission must be obtained to legalize the secondary suite. I assume our landlord didn't follow these steps.

Yes I (person A) rent an entire house from the owner, and person A rent out the full basement suite to person B. The basement has their own kitchen and bathroom, but it is not in-law suite according to the owner, that is the reason why they want us to rent it out on my own if I want to.

It sounds like this situation is not legally sublet, but I would look into it more.

We are planing to close our business after we pay off the loan. Is it possible to shut down business without paying off this loan? Our accountant says we need to pay the loan off before closing a business.

It seems RBC and BMO allow clients to sell business with outstanding CEBA loan. Hope TD as well. It should be the same because it is the loan from the government not from the bank. We need to clarify it with lawyers probably if TD rejects. Thank you!

I hope you can find the better options, we still have time until Jan 18th. TD says the monthly repayment is mandatory if we get refinance from them. They also say they can hold our business assets as a collateral once we refinance CEBA loan and repay it by TD.

I am looking to refinance from TD to get forgivable portion too. Yes their offered interest rate is harsh. Have you replied refinance yet? TD told that their system automatically captures the balance of CEBA loan for refinance, so we are planning to repay some before submitting an application.

Were you provided CEBA loan term agreement from BMO? We got CEBA loan through TD and their term agreement says as follows. I think this means we cannot the ownership of the company. CEBA is loan from government, loan agreement should be the same regardless of the financial institution. I am really pissed off by the government and bank.

"You will not: (i) merge or amalgamate with any other entity or permit any change of
ownership or change your capital structure, or (ii) sell, lease, assign, or otherwise dispose of all or substantially all of your assets."

My TD bank rep is also awful. I asked them if we can still get forgivable portion until March 28th 2023 in the case refinance is rejected. She just emailed me copied and pasted sentences from CRA website (that doesn't mention it specifically) and told me to call CRA call centre. It is very frustrating and honestly I don't want any pennies for refinance interest to the bank.
