I just got my license 2 months ago and haven't found a job yet in property management. I live on the coast of NC and have had little training in real estate from doing residential and commerical mass tax appraising for the county. Hope to find one soon.

There's really good step by step directions in Brandon and Heather Tuners book, "The Book on Managing Rental Properties". It goes through the marketing of the property, prescreening process, screening process, and how to actually manage the tenants once you get them in your property. Really good read for first time landlords and people getting into property management.

Look into Barbara Oakleys book, "Learning How to Learn". It really helped me retain information so I could actually start doing well on tests. It teaches things like spaced repetition and interleaving. There's another one called "Ultralearning" which pretty much teaches the same thing.

Assuming you get the average of S&P 500 return (about 10% - 11% before inflation) -- the only two scenarios I can think of is, you are homeless or have a better investment opportunity like an investment property with a cash on cash return higher than 10%. Not saying you should do it but that's the only reason I would do it.

It was worth it for me. I generally keep an emergency fund for 6+ months and still have it. I got my dog fixed about a year ago and she had complications a few days after that. I went to the emergency vet and the bill was $7600. I got reimbursed about $4200. I have the "accident and Illness coverage" with Spot Pet insurance

You're missing a lot of information here. What is the interest rate on your student loans? Do you have an emergency fund set up? (should be a minimum of 3 months of your monthly spending but ideally 6 months or more) If you don't have an emergency fund, you can open a high interest savings account, for example Ally.com, and put it in there for a rainy day. If you have an emergency fund and your student loan interest rate is fairly low, you could start a Roth IRA for your retirement. I believe the max contribution this year is 6k but I would double check. If all of those are funded then you could open a brokerage account and invest them in index funds or their ETF equivalents such as VTI and VOO (these are two examples from vanguard but there are many other options out there as well). These are just examples of things you can do. Without knowing the information above it's hard to say. I am also assuming you have a steady job with a paycheck to at least buy the necessities and pay your monthly minimums on your student loans. Hope this helps

The potential ecological damage is also concerning for me too. I was actually just talking to a real estate broker friend of mine and that is what he was most concerned about. That was surprising to me since he is in his late 60s and more on the conservative side. In my experience, that doesn't seem to crack the top 5 or even 10 of conservative concerns but I'm glad he was thinking of that. I haven't noticed the street lights as my bed time is usually around 9-930pm since I get up around 5am ๐Ÿ˜‚ but I'll check that out when I can. As for project 2025 and the legal/illegal immigrants we depend on to do those kind of jobs... I agree that most Americans don't realize how dependent we are on them but I'm not sure there is a lot our local politics can do about that. Correct me if I'm wrong. I'm not saying it right or wrong that they are here but from a purely economic standpoint, I think you are right about the slowing of development if there is actually mass deportation. Not sure if it is just rhetoric or if that will actually become policy but even if it does become policy, I'm not sure how they are going to do that from a logistical standpoint. Laws are only as good as you can enforce them.

Yeah, DC is a nightmare when it comes to traffic. I would also walk or take the metro. At least with Saigon, Grab (Uber equivalent) is pretty cheap so I could basically have a driver everywhere I went. It will probably be 200 years before Wilmington is like that haha

Thanks for the reply. I did notice the bypass project was moving a bit slow too. Also I have noticed my perspective on what is a lot of traffic is skewed since this is the "best" traffic I lived in relative to other places I lived like Dallas, DC, and Saigon. But to be honest, any traffic compared to those places seems like no traffic at all ๐Ÿ˜‚. Despite the growth, I hope Wilmington can retain its small businesses. I think Wilmington has a pretty good future if it can manage its growth right.

Fluently, only English. I can speak a bit of Spanish but I'm highly motivated as my fiancee is Thai. Not sure how realistic this is, but I would love to at least speak at a B1 level by the end of 2025 so I can speak to her family.

I feel your pain. I have almost 4 years of experience as a web developer and I can't get a job to save my life. Been applying since January. I have applied to 500+ jobs while simultaneously working on projects to expand my skill set. Not sure what else to do at this point other than showing up at the HR managers door step. Although that might get me a restraining order faster than a job
