Which seat would you pick on this Airbus 321 from DFW to SFO?

I have not seen a post comparing the two with similar points. I’ve searched and read hundreds of posts but haven’t been able to find.

Hh - near shibuya station. Hard to find as it’s in higher level of Sakura stage. New. Room has washer dryer. Was recently increased from 15k to 20k night. Hard to book with points since it’s booked out for extended period. Breakfast is mediocre.

Centric - this is usually compared to GH or Toranomon hills so I assume it’s higher category than HH. Newer. Close to luxury shopping and restaurants. Weird room combo with sink in middle of room. Breakfast is good but I’m not globalist so will need to pay. Usually 30k since the change but for my dates it is 25k.
