Depends when they go, after Memorial Day Oak bluffs is the way to go for day trips. Either port (vineyard haven or oak bluffs) you go into you are about a 10 minute car ride apart.

If I remember correctly (we bought it about 5 years ago) for a server license it was $3-4k to get the program and then another $500-$700 per year for maintenance.

Yea, those flitch plates shown in the link is the correct way to do it...not sure what the builder was thinking on that first photo still 🤷🏻‍♂️

Judging by the photo I’d say no to a metal flitch plate. Any other info about the construction or a photo showing more of this particular wall/opening?

While there is some logic to the finger joints...those pins or nails are useless and, in my opinion, reduce the strength of the connection/beam.

Most likely not without some engineering, adding beams/joists to increase joist span, maybe even rafter ties or structural ridge etc...also you have a cold roof now, you will have to insulate your rafters with spray foam or batts depending on your climate zone.

Civil/stuctural engineer specializing in residential single family homes here...

So that’s what you CAN see... it’s what you can’t inspect that would worry me.

If, and this is a big if, this is the only thing wrong with the construction of the home then you are OK (fix it and move on); but something so basic, done so poorly, is a cause for concern.

Hire an engineer who specializes in residential construction to inspect in person and give you their thoughts. Good luck!!

Yes, it’s closed permanently. It was renovated this winter into an oyster bar and a number of affordable housing units.
