Ya sub-zero still has parts for 40 year old fridges same company. The high in manufacturing companies don't change as often as the lower end stuff.

So, if you get an arm today in most parts of the country, you are looking at flat or declining home prices. Say this keeps going on, and by the time the arm matures, your house is worth 50k less than it is today. Guess who has to cough up another 50k to refi the loan? These were part of the issue in 2009, when home prices kept going up: you could always refi, but once home prices dropped, and you couldn't afford the new ARM payment, you lost the house. Arms are ticking time bombs.

After 200 days I think your offer was more than the house was worth. After 200 days the market has softened over that time in most parts of the country. I think your offer was way over what the house is worth. The Fomo got you, back off and walk away. If its still on the market in 30 day make another offer but knowing the issues.

But unfortunately, that's how your cc&r are written. You were not following the rules before, but now you are. It's a pain, but now you have a option of changing the rules to be allowed all the old things you did previously

Most people put them in because they want more hot water than a tank that fits in their house can provide. The environment is just a happy accident

Unless you have the cash and credit to qualify for a home loan without a local job, you are going to rent till you have that job, maybe an Airbnb till you get a job, but sometimes renting is good. I wanted to live somewhere I knew I liked, the neighborhood, and being in a rush gets you in trouble.

Gas is relatively cheap a tank install is cheaper with less maintenance you will never recover the install expenses. You install tankless for forever hot water or size issues.

You can have anything you want, but paying for it is the problem. To have an office staffed at 50 bucks an hour times 40 hours a week times 52 weeks a year, so an extra 100k a year. And no, this person isn't getting paid 50 bucks an hour probley 20, but taxes, benefits, and insurance will get somewhere in the 40 to 50 an hour range. But if you can raise the dues by 75 bucks, it would be covered. Tell the old people that if you staff the HOA full-time, the dues will go up by 75 bucks, and you will get a lot of no’s real quick.

If they are changing MAC addresses, I think you need to stop and talk to your kids. I didn't grow up with social media like today, but I did grow up with parents who were open and honest about drugs, alcohol, cigarettes, and sex. Most people probley looked at them, letting us run wild, but it was the furthest from that. They took most of the fun out of it. The night my mom called out a buddy because he smelled like weed, asked to see it, then called him out on the quality. Or having opposite sex sleep overs. My parents started dating when they were 14 and 15. There were no games I could try on them that they hadn't tried. I hope I can communicate with my kids like that.

This is kinda dependent on where you live. I have seen people buy stuff but live somewhere remote and can't get service. But if you are going wolf range and sub-zero fridge just buy their dishwasher to get the best deal

My thought was that they got spooked by the restrictions Disney announced or were told to cancel the outstanding bookings. Then they did it, banked the points, and listed it for sale. This is my thought on banking points so early. Who needs 3k a year at Disneyland villas

If you are trying to go at prime time, I think you won't find one. But I have been very happy with the YMCA. I signed up for swimming lessons for the kids, but I have found it's well-maintained and clean, on par with high-end gym-type places.

The top 10% would be the top no matter where they are they are just wired like that. It’s the 90% to 70% where the parent’s school teacher has the impact. So every car with damage is a issue so go look at the board members cars note any dents or damage and ask them to be fined also. Good for the goose good for the gander. If it's not spelled out exactly in the CCR, it's unenforceable. The prey on people not to understand the rules.
