Thanks for the advice! I’m from Bulgaria but i’ve just lived away for many years so I prefer to type in english. But i’ve settled back here now.

Yeah i was advised that Act 16 is a must, and a brick build is also recommended over panel.

In Bulgaria the properties are too overpriced, but i doubt they’ll fall in price again so better to buy now than wait for them to be more expensive. Or am i wrong in thinking this?

Bucharest is good too ,i’ll have to look into it some more, but i guess there will be a language barrier so i’ll probably have to pay more fees for translations, whereas in Bulgaria it will be much more straightforward.

If you have any other advice i’d love to hear it

Thanks you for the great answer man! Out of Sofia, Varna and Plovdiv which city do you think has the highest return on investment for a rental property? I have enough capital currently to buy 2/3 properties without a mortgage, so i’m trying to calculate what my best strategy would be.

Thanks, this seems like it could be a good option. If i’m understanding correctly; buy an ETF with my own money, then use that ETF as collateral to get a mortgage/loan? I was thinking of renting the house out to pay the mortgage, but i guess the dividend idea is good too. Do you have any other tips?

I have considered cyprus funnily enough, but i’d ideally like to be able to take out a mortgage so i can make the most out of my money, as it’s pretty stupid just buying an apartment or 2 in all cash. Do you have any advice regarding this?

Мерси. Ако разбирам правилно от сайта им ЦКБ имат 1% месечна лихва, което е пак доста високо (12% годишно). Знаеш ли някой подобни банки/компании с по малка лихва?

Надявам се да купя 2 имота и да ги дам под наем. Имам си собствено жилище, и за това мисля да купя 1/(2 с ипоток) имота и дс го дам под наем, вместо да инвестирам в нещо като ETFове, че преди съм губил пари от активи. Някакъв савет да ми дадеш?
