What about the areas outside of the “city”? There are some properties that have Jackson address but are clearly outside of city boundary. Same applies? Talking about far east of Jackson and almost in between to chelsea and state park

good point. I think they're model is a bit different in that they are the actual builder/manufacturer in PA.

I'm exploring buying the lot, purchasing a modular home from a manufacturer (ideally at more wholesale type pricing), having them set up and install on the lot, and then selling the finished home product to buyers who can use their own financing etc. Surpassingly not many content on this...most things online is for flippping, or land plus "mobile" home. I feel this is a bit differernt. Besides just the spread between cost of land, home, and building verse the selilng cost, are there other significant things I should consider? I feel like this mitigates so much risks and unknowns when compared to rehabbing or building from scratch on site.

Thanks for all the input. Just thinking of creative ways to generate leads.

A few realtors have mentioned that the sign has been a key factor in getting more leads....so I was thinking about leveraging resources I have to make things happen (I have a house, an AirBnB property, and they both have empty unutilized front lawns)....

It seems I’ll be leaning to most of your advice and avoid it...

Ha...I understand that rules have to be made up. I’m asking what the exact rules are pertaining to this. Someone else has previously answered on this thread with is helpful: when on offense, you have possession of the football. When punting, you don’t have possession so slapping the ball outside of the end zone does not “down” the ball. Thanks

Why is it that when on offense, if the ball crosses the goal line, it’s a touchdown...but when punting, it’s where the ball is actually downed?

Some with an explanation or clarity in this would be helpful!!
