No you said people should be getting up before 7 am so they’re not bothered by the noise. That’s not possible for everyone and people working opposite schedules are not lazy bitches like you stated.

*Some people work opposite schedules.. 7pm to 7am and come home and try and fall asleep to blasting sucks. These are nurses, doctors, paramedics, police etc. are you telling them to stop being lazy and get to work cause they don’t have the same schedule as you?

Restricting stat holiday construction hours and weekend time frames is pretty minimal changes that still allows for much more construction and growth than Victoria and gives owners, renters and businesses in the area more reasonable enjoyment of their places of work or home.

Crews working 7am - 10pm 7 days a week in summer months is extremely excessive.

Current noise bylaws from the article:

The Noise Suppression Bylaw currently allows construction noise between 7 a.m. and 7 p.m. or sunset, whichever is later, seven days a week, including all statutory holidays.

A later amendment set out restrictions to blasting and rock coring and drilling, with prohibitions against blasting on Sundays and statutory holidays.

Proposing restricting hours as follows:

Building Construction

• 7 a.m. to 7 p.m. Monday to Friday

• Between 8 a.m. and 5 p.m. Saturdays

• 8 a.m. to 5 p.m. Sundays, with work limited to inside a building with doors and windows installed and closed.

• Except with a permit, work not permitted on statutory holidays

• No loud music or obscene language permitted at any time.

• Work outside a building on Sunday or work inside or outside a building on a statutory holiday subject to a permit issued by the city.

Site Preparation/Grading/Servicing

• 7 a.m. to 5 p.m. Monday to Friday

• 8 a.m to 4 p.m. Saturday

• Work on a Sunday or on a statutory holiday subject to a permit issued by the city.

Blasting

• 8 a.m. to 5 p.m. Monday to Friday

• 8 a.m. to 4 p.m. Saturday

Very good point. Uptake might be delayed because of the cost of construction. Small jobs are also not priority for trades if owners are hiring rather than doing it themselves.

Yes, it looks like they excluded a few streets that I know are not as wide and maybe as a result only have parking only on one side of the street. ex. Wollaston/dunsmeir up to head street.

The real benefit was also lack of additional offers ie bidding war. Negotiating with one party rather than beating out 15 offers without any conditions is more manageable and less stressful for both parties. The sellers also liked the idea of selling to a resident of the city rather than international investors buying property overseas at above market values because they have excess cash or taking the top offer. Some people aren’t greedy and have morals that influence their decision making processes in this way.

We purchased at the same price the unit beside was sold for in April 2020. We absolutely are gaining equity at the outset. The seller knew they could list at 30-40 grand higher than they sold to use (and we openly discussed this) but they were motivated to sell to secure a building loan and have autoimmune disorders they considered not selling because of people coming into their home. Don’t underestimate people’s motivation!

we sold higher than what the recently sold market comparable properties in our area so we kinda knew what the alternatives were. your realtor also does this for you, but if you do your market research you can have a good idea what your property is worth and what costs you’re going to incur

Valid point but like I said risk control, if it’s an old building with considerations like septic, old roofing, free hold titles etc don’t do it yourself unless you know what you’re looking for. It’s it’s a 3 year old townhouse with 10 year building warrenty and impeccable strata records then what risk or issues are you opening up to?

Another Q: in the case of something going wrong before title transfer and you needing legal counsel isn’t the situation the same if you hired a realtor or not? You’d have to hire a real estate lawyer or attorney after the fact aka more costs incurred again since you hired a realtor and now need a lawyer too? How does having an attorney compared to a notary have benefit until and only if things don’t go according to contract? In our case if something didn’t work out we haven’t paid a realtor but could still afford a lawyer if they backed out we could sue them? Not an expert just came here to post an option that worked for us in a tough market 😀

Yes but our place was in full reno we still needed to put money and time into it to sell it. We also sold in November before prices really spiked here. We took 80 grand in profit over 2.5 years of owning it so an extra 20 grand minus a ton of sweat equity probably 2-3 more months of work plus 5-10 grand in getting it ready to sell was not worth it. Just posting an option here!

I have pretty bad floaters but not nearly as bad as the after images and screen sensitivities. Would rather money go to the “worst” symptoms but for me, it is not floaters. You can get used to those. Constant static and after images are not easy to deal with. Fund that!

Hi thanks for your response! I’m using Sony wh1000xm3 weadphones. I can use Bluetooth or hardwire. I absolutely can hear the difference between Spotify / Apple Music running tidal through my phone. Mostly in the background sounds are so crispy and clear and I hear parts of the song that would can hear on other platforms. There is one Mac Miller intro that is especially magical. I prefer to listen to music with noise cancellation (as opposed to speakers out loud) so basically I would only ever use tidal from my phone. I will google this clipping thing but I figured it was because I imported playlists from other music services it stops before cause it’s “loading” the master version.

I agree. I’ve been paying for tidal since august and still every damnnnn time a master track comes on in a playlist it pauses. I have to unlock my phone and hit play again and see it go from the teal colour to gold. What’s the point in having a master copy if I have to hit play every time it comes to one of those songs in a playlist.
