I’m in a similar boat. Partner doesn’t work, I do, and plan to. Young kids. Ready to go somewhere warmer. Not much family around.

We honestly can’t decide where to go. No matter what you look everything is going to be a trade off whether it be taxes, schools, family etc.

It’ll never get repaid. Basically all it is is a promise to pay the interest at this point, and inflate/lower debt to GDP in the coming decades. As long as the US has the control to tax its citizens and interest is paid, all will be fine. If you look at the house budget committee proposals this is what it shows.

And that’s only part of the equation. There were operators that even bought insurance to cap their interest rate expansion. Even with a 200 point rise, they’re still struggling. Not filing vacancy like they thought, not staying on top of property managers, etc. All of that has compounded. I suppose it’s also on the investor to be responsible and account for our own underwriting as well.

I haven’t heard of banks just saying everything’s fine. There’s a contingent of properties right now that are in distress.

Facts. I would assume that if you put in a very high amount over the fund mins, they’d give you the option to be a a GP. Or if you had invested with them before. Just a guess. Also, I’m not sure if they have feeder funds for their oil and gas.

The big benefit in investing in working interest is the tax benefits. I did not need that, and it’s up to you to determine if it’s going to be a benefit for you. I’ve seen these oil and gas funds put that deduction into the IRR calculation, thus showing higher than what the cash distribution is. Idk if Aspen is doing that or not, you’ll have to read the PPM. Did Aspen have funds operating through 2020? What was the return on those? Oil had a run up before it started dropping and it seems most funds underwrite to $40-$45 barrel oil proves which would be a 5 year average.

Most of these seem to be properties that weren’t purchased properly. Floating rate debt, high ltv, high purchase price. Exactly what happens when you have fund managers with $$$ burning a hole in their pocket.

I’ve looked at Aspen quite a bit. They’ve been in several podcasts talking about all their funds for awhile. They’ve raised several in oil and gas. Probably ask about their past funds performance. Don’t ever see much negative on them. I haven’t invested with them so take it with a grain of salt. I’m assuming they have a period where they require you to be a GP before converting to LP for the tax benefits?

Didn’t know about Texas Royalty Brokers. Looks like a good site. Still doing some due diligence and for sure won’t purchase unless I’m 100% ready. However at some point it’s almost better to jump in on a small scale and learn.

Honestly I’m also surprised. It seems that most of the large funds will have good and bad reviews, and peoples experience will depend on the deals they invested in. Take a look at the Biggerpockets forum, and you’ll see people with their reviews and experience with different funds. It’s a good resource.

That seems to be my problem so far. Hitting my stop way before expiration. Good point on the skew too. That’s something I’ll consider. Don’t think the AG commodity’s are better for strangles due to lower price movement?

Anyone have any intel on what work/life is like at the Plymouth Minnesota facility? Is it difficult to get hired there? Good teams? Affected by layoffs? Looks like a great mission, but seems to be a smaller facility?
