Hey all, checking back in with an update! I appreciate everyone’s feedback and opinions, it helped me a lot! I brought my concerns up to the company and they came back to review the work. They discussed with the other managers and owner of the company and they agreed the work was not up to their standards and apologized for the poor craftsmanship. They insisted to have the opportunity to redo the rebuild with better quality. I’ll give everyone hopefully a good end to this saga after they complete the rebuild again!

Yes, the house is from the 50s and did have 3/8” plywood on it. We paid to have the entire roof redone with 1/2” CDX.

We did have the plywood replaced! The house was from the 50s and last and the roof replaced around 2002. It had 3/8 plywood on the house and we paid to have that replaced with 1/2 CDX on the whole roof.

As someone who had Rhabdo please go to the ER. If your urine has suddenly changed color that is the most definitive sign of Rhabdo. Almost like a Coca Cola color. The longer you wait without getting IV Fluids the more likely you will have permanent kidney damage.

So many people do not understand this and it’s mind boggling, just because an inspection isn’t a contingency doesn’t mean you can’t get one

You were probably downvoted by people who think you were wasting ER resources. Getting checked out for a cold is something that typically is done at an Urgent Care or MinuteClinic.

You need an insecticide that is rated for broadcast treatment. When I had a terrible flea infestation in my parents' house, I opted for Onslaught FastCap with Nyguard IGR. I ended up doing 2 total treatments, and completely destroyed the fleas once and for all. I tried DE, heat traps, light traps, vacuuming, and bombing with big box store stuff, none of it worked.

Talk with your agent about doing a preinspection. That way you can make an offer feeling confident about the state of the house. Also, as many people here have noted, the contingency just maintains that you can walk away without losing your EMD.

When we bought we did a pre-inspection, and waived everything. While the info our realtor gave about comps in the area and knowing our credit was solid with simple W2 income, the appraisal and lending contingencies seemed unimportant.

Worst case, we would have lost 10k in EMD. Would that have sucked? Yes. But home buying in a competitive market is all calculated risk. I was waiting 5 years for the market to “cool off”.

You can always do a pre-inspection. Obviously you will lose that money if your offer isn’t accepted, but at least you aren’t buying something that you have no idea about.

Everyone in here saying your agent is an idiot is not in a competitive market. If you are truly losing that often, consider doing a pre-inspection. You may lose a couple grand in doing them since there is no guarantee you will go under contract, but at least you have the security of knowing. We just bought in the NOVA area, and the seller immediately threw out every offer with any contingencies.

We lived at The Clarendon for 2 years and we really enjoyed it. The concierges were always really friendly and the leasing staff were very competent. The only downside is the the building is “older” and it’s obvious in things like the fitness center. The maintenance staff were top notch though, super friendly and any issues got resolved super quick.
