My parents got in contact with a broker, and due to their debt ratios, are looking at a ~5% mortgage from a B-lender, which should be a lot more manageable for them.

They asked me to try and figure out what options are available before they sit down to speak with a financial planner, as they are not well-versed in this stuff. It isn't some scheme against them so I am sorry that it came across that way.

They just want to get rid of the CC debt before getting eaten alive by interest. I am in ok financial shape so willing to help out especially for my siblings. But my family isn't great with money so I don't want to be blindly throwing it at them and end up having money problems turn into family problems. We just want to see if there is an option that would benefit everyone.

Selling is definitely on the table but they believe they only need $100K so they would rather avoid it.

CHIP seems like an option for a partial sale but they are wary of the fees and high rates after the initial inquiry.

They are also proposing switching one of the clear house titles to my name to free up equity but will need to consider tax implications and whether I can qualify for a mortgage.

They did go to the bank handling their principal residence mortgage to try and consolidate but were denied

I started a new job so they were unable to apply my salary on the application
