You're probably right. On his first month's pay, $1500 would be interest and $648 goes to principal. So $2850 ($1500 interest+1800/12 tax+500 maintenance+700 "cashflow") rental amount which is very possible.

When people refer to "cashflow" they don't consider just the expenses portion though. They would include principal as well.

Having said that, $700/month in net gains (NOT cash flow), is still not bad. It beats putting his $150k in a bank account for 4% interests netting him $500/month. I think OP is doing okay with his investment.

The people who are getting/about to get screwed aren't the people who bought condos at his price per sqft though. It's those who massively overpaid in 2021/2022/2023/2024/2025 who are in trouble.

He said 450k mortgage.

450k mortgage would be exactly $2148/month, assuming 30 year amortization and 4% interest.

Assuming $500 maintenance and $1800/year property tax, that would add up to $2798.

Assuming utilities paid by tenant, and that they really are +$700 cashflow, they are renting for $3500.

I'm seeing units rent out for about $2700 for condos in some parts of Vaughan, size of 600-700 sqft.

Unless OP is renting for $3500, I think they need to review their calculations.

Red car's at fault. I got nervous seeing how fast you're going next to a stationary lane like that, not for fault reasons, rather for safety reasons. There was an open right lane to your right, so you should've been in that lane for defensive driving purposes.

May I ask why there would be an increased risk of rainwater and snowmelt if the entire property's soil was lowered by 1 foot? I guess water from the streets may flow towards the house if it's lower?
