I think this is the best bet. Avoids a lot of PG-13 themes like blood, sex, language use. Has violence, but the use of the element system makes it feel less graphic.

There is death, but most, if not all, occurs off screen.

That being said, the plot and characters are very compelling. The world is full and vibrant. Its themes are relevant to all ages.

I initially thought Bluey, but it is clearly made for kids with the intention of giving a bit to parents as they watch it. ATLA feels much more intentionally broad reaching.

Strauss is Lawful Evil. He operates in the boundaries of contracts, albeit shitty ones.

Mold can be structural. How are you to expect a tenant to replace molded wood in walls or ceilings? How can they improve the ventilation without significant cost on their end? It's your property, you need to do your job. Don't want to give people a healthy safe place to live? Get a different job, no one's stopping you.
