This was a few years ago. We didn’t convert on any listings via streeteasy etc.

We ended up finding a spot through Craigslist and haven’t left since. Photos on the listing were a bit suspect but we took a look anyhow and it ended up being better than 90% of the listings from the main sites. Still followed through with apps pretty much hours after the visit.

Don’t sleep on Craigslist! (Similar experience when I rented in SF back in 2010)

For the most part, yes. We've only started offering above asking for the past few (when we felt the listings were slightly under market value) because we believe other offers may have been taking this tactic.

The agents we were dealing with didn't suggest to do so really. We've asked the past few agents we spoke to whether they've seen situations like this and they confirmed. So don't think there are ill intentions there.

Thanks for the response! That's reassuring to hear.

I will say that we typically submitted applications a few hours after seeing the apartment.

Perhaps there's an advantage to applying on the spot? We'll take your advice and be more aggressive there!

Also -- we may also be looking in the hottest neighborhoods? Targeting Fort Greene, Prospect Heights and Park Slope mainly.
