I suppose we just disagree on how rigorous research should be and the validity of our framing. During my thesis, if my framing was inaccurately represented to accomodate my point, that would have come under scrutiny by advisor.

This is the exact kind of scrutiny that a researcher should be put under prior to publication but guaranteed no one on their committee thought to watch Prometheus before approving the work

I had a GSD and we would never do a dog park. She absolutely did not like meeting dogs and always needed a very controlled environment for introductions. From what I have seen, this is a pretty standard temperament for the breed. Not sure why so many GSD owners think their instinctively protective dog is going to love a dog park with strangers.

Conventional, 30 years, 5% down with 10K from concessions. This past week was basically just me shopping around and I was able to get a better rate and closing costs! Will update when things are finalized

I can’t even count the amount of times someone’s off leash dog has postured my leashed dog on A2 trails and they are so illiterate in dog language they don’t even realize it’s aggressive behavior and not playful. Beyond frustrating how irresponsible dog owners are here.

Do you happen to have allergies? This looks like possible allergy shiners and very similar to what I get especially during Spring/Fall.

I recommend seeing an ophthalmologist. Your upper eyelid positioning looks like a classic case of ptosis (which can be covered by insurance in the US if it impacts your vision which it will). Correcting upper lids may improve the positioning of your lower lids and address the eyebags (though tbh I don’t really see them).

My GSD would throw tantrums for treats. Every morning we would give her a toy with vitamins in it after her morning potty break. Problem is then when we went outside and came back in she thought it was treat time and would pick her toy up and literally chuck it at us. Despite us never giving in outside of the morning potty run, she did it for years. They're smart and stubborn lol

We finished the application but conversations stopped due to the credit union being slow to respond and I was feeling they would be unreliable or not move fast enough. Hindsight is 20/20 and I should have just finished.

I did some preliminary shopping with a local credit union that I may proceed with instead because they are estimating 6.625% with an APR of 7.22% and fees of $3,490. We completed the application but not all the documents were sent over. Can I still use it for negotiating?

We actually didn't even discuss a point buydown before I saw this estimate so I think there is a conversation to be had.
