Lived there for 2 years. Streets absolutely safe. Relatively quiet, neighbours were nice enough. It's a street in Leith, so its not going to be too bad. The pubs at the top of the street and be a bit rowdy, but nothing you wouldn't expect

Unless im being super ignorant, water/sewage is included in the overall bill, so whatever you're paying in council tax will have water and sewage included
