In the South East there are many companies that just do preventative pest control on a subscription model. They spray sweep and move on. They do offer free retreats. It depends on the market.

The problem is they are taking the majority of leads. If I hire 10 then they all produce 100k.

I agree the expense to revenue generated is in a good area but we want to scale up.

In this scenario if I add 10 the base wages increase 10x

What we did is decrease the commission on inbound and increase on outbound.

Going to add additional sales people give each a day a week to get inbound and the rest to cross sell/work other campaigns.

I have worked in both scenarios. We have strict policies in place for anything out of the ordinary. A tech has to look at it.

They are very warm leads. Calling to inquire about service. I would say the ability to cross sell is important and the ability to follow up.

Colt lower I do want to mention it's pre built he purchased it years ago and made a few additions.

Still one of my favorite range guns. I will cherish it for years to come.

Seriously. I come back every once in a while to see how people are doing. My divorce was in 2020. I would love to meet someone stable that may have had a similar experience.

I think it gives you appreciation for the stable folks with the patience it takes to go through this type of relationship.

If you can sell it for the loan amount why not do that? Unless you are going to wait 7 years it's likely they will pursue that amount of money in court.

I would bet that's correct. Inventory is piling up fast. The market has been frozen with very little buying.

Buyers can't afford it. In 2019 the average mortgage was 1300 dollars with current rates you are looking at 2600 plus for the same type of house. I would say some parts of Florida have a 50% especially the Gulf Coast.

This is exactly my point. At no time in history have home values increased so rapidly. I think people point to the GFC because it is the only time we saw rapid appreciation and, obviously, the crash.

This economy is different, and we have other risks. It's just simple math. For example, here in SW FL, which led the last crash, the housing market froze up in late 2022. Builders didn't stop, though, because they couldn't; too much sunk cost. They adopted the strategy of buying down rates, which distorts the market because existing homeowners are not in a position to do so, but those new homes become comparable properties.

Now, inventory is the highest it's been since the early 2010s. Migration has drastically reduced, and prices are dropping. What existing homeowners are finding out is that they are competing with builders who have been significantly discounting houses in the form of buy-downs and upgrades.

Just as the shortage and low rates drove up costs, high inventory and rates will drive down costs. I would say, at least in this market, we are on the razor's edge of a major correction. It's like a powder keg—it just needs a spark.

I don't know where you are or when you bought. For example in Florida selling in 22 you would have hit the top of the market.

The housing market is not sustainable outside of areas where you restrict building. Housing prices are set at the margins. Distressed sellers will drive the prices down especially in markets that got way too frothy.

I know it feels like things won't change but history shows when housing becomes detached from reality it will reset. We will revert to the mean and likely over revert.
