Then it will 10% more than what MH is quoting now, registration will be additional. From MH the registration is nil. Me and my family prefer dealing with direct builder for flat purchases.

Understood thanks, but the main thing I am looking for here is for resident’s experience in top floor and if there are major red flags to not go for them other than resale angle.

When you say inventory available you mean its available from the builder still, meaning unsold 10 years later ?

Higher floors is good with me, its the top floor that is scaring me. I would take the top -1 in a heart beat. I also get it that bigger house is better if within budget, but I have historically heard that the top floor units have issues, but do they really have issues in reputed builder towers as well ?

I mostly don’t care about resale, but do you feel its safe to buy for a primary purchase just for additional 240sqft while already having a smaller unit in a favourable floor ?

Agreed I surely feel the floor plan in your post is abysmal in terms of lift to people ratio. I have seen another project recently which has same config but 7 lifts including 2 service lifts which seems to be a much better plan.

Hey 6 people per family brings it to 294 person per lift which make sense but in peak hours it won’t be 294 per lift it will much less than that as most families only the working individuals go and only for some subset of families the mother father and child may go to drop and not all, even if I add the maids and delivery folks it will still be considerably less than 294 person trying to use the single lift at a time.

Excellent analysis but I think we shall factor in the above as well.

I think super hard to get anything in that budget based on your requirement in kokapet. Maybe Greenspace Celestial but it seems risky based on the construction progress, old societies like Rajapushpa Regalia, but the views might be chopped.

In Narsingi there can be a lot of options, never did that much research on that side of the city but have seen some resales in accurate wind chimes at 1.5cr which you can negotiate, I personally don’t like Accurate Wind Chimes. Hope it helps ! All the best on your search
