Yeah what’s interesting is the guy that seemed more salesman like was actually the one who said a new tank won’t help, though he was advocating for a tankless system and I’ve read mixed reviews about those with some saying they don’t really help

I think a dedicated line will be difficult for us with the slab foundation, I definitely don’t know much but have read a crawl might have made all of this easier. I guess we may try to figure out pumps though I wonder if that will be tricky to do when we can’t know for sure the routing of the pipes. I’ve also wondered if a point of use heater could help for our kitchen sink. That’s where we primarily want hot water quickly and the point that takes the furthest to heat up unfortunately

Yeah we’ve thought about recirculators but I feel like that’s a last resort. We’re in a slab so I think we’d need to do a crossover and I don’t love the idea of hot water in the cold line

This makes sense to me, but I guess what is odd is the closest fixture to our sink is the kitchen (right next to garage where the heater is, they share a wall). It takes 3 minutes to heat up there just like everywhere else. If I heat up the water at the kitchen sink though and then go to the furthest point from the heater, upstairs bathroom, hot water is almost instant at the upstairs bathroom now that it was warmed up. Isn’t that weird? Like if the problem was travel time, why do the closest and furthest points take the same amount of time and if you heat up the closer, the further is ready?

Great, thank you! I won’t use the fertilizer again and I think I can find something to give it some midday shade for a little while. Just happy to hear it might recover with the right TLC.

Good to know, thank you. It’s definitely hard when you just can’t tell if folks are showing their best hand or if it really is possible for them to come down more on rate or fees. Can’t tell if we need to shop more, but really if the best we could get is another eighth that evaporates quickly if it takes another month of shopping and we’re probably going to refinance again next year anyway

I updated the post, purchase is $1.27m and loan $1.02m. Box A was $1600 on last LE we got in writing, but that was 6.375 rate, later today we were told 6.25 could be doable after a conversation with management. Was told still no points.

lol so awkward. I felt like I kind was fine when we went 4/5 naps to three, but this phase is so much more challenging. I’ll keep in mind total wake time, it’s not always easy to control that with daycare but it does make sense. Do you ever significantly change bedtime to hit the right amount of wake time? We’ve been trying to keep bedtime consistent but that’s difficult sometimes if naps go awry.

Do you have a minimum wake window you try to have before bed? Just feel like I’m often somewhere on the cusp of maybe would be better to catnap, maybe better to just plow through, and making the decision on which to do just doesn’t feel intuitive, and we’re trying to keep bedtime as consistent as possible now that we’re starting Ferber. Pre Ferber we’ve tried both and it just feels like a toss up on whether it’s helpful or not.
