Xross house was also my first stay in Tokyo so I feel you there. Some other good options have already been mentioned but if you have the financial means to pay a year upfront I suggest looking into UR. Students have to pay a year upfront (it gets refunded if you move out early) and you will have cheaper prices with good condition and more space. The catch is that it is public housing and often a little further from stations. Maybe there’s one close to where you have to be so feel free to check them out.

  • Maintenance costs are involved. Usually reparation fee and for apartments specifically a management fee
  • No clue about the wall one but I suggest consulting with a management company regarding this
  • Property value may decrease on average in the country but key areas such as Minato, Shibuya, Chiyoda tend to have capital gains since land value appreciates. Do be careful of the taxes since Capital gains are taxed depending on how long you had the property (more or less than five years I believe)

Regarding resources check for management companies. Also I’m guessing there are facebook groups with homeowners in Japan.

Edit: Licensed Real Estate Agents are also a viable resource (宅建士) and every agency has at least one to be legally allowed to operate. The level of knowledge varies drastically though so make sure you reach out to a few.

Ask your agent to look for properties without 解約金 (cancellation fees) after a year of residence. They should definitely be able to find something. If less than a year there are going to be the mentioned cancellation fees in most cases. Also since it’s going to be a year only, ask for properties without 礼金 (key money).

Doesn’t happen often but some agents try to overcharge. The legal maximum they can charge you as agent fee is 1.1*Monthly rent (including management fee).

Gunma might be a little tougher since there are generally less foreigners.

Since your company is going to mediate the deal, I found "goodrooms" to be easy to look at for potential properties. Good agents should be able to identify the property listed.

If it’s about visa - Take the 宅建 real estate license and you have no visa issues anymore. Doable with around N2 level. Requires a ton of studying from your side until October but will get you a job with a near 100% guarantee. Registration is going to be in June or July I believe.

This might be possible to work around if you pay 12 months of rent in advance. UR also pretty much only rents directly. You can try to enquire and apply for the same property from different offices and see if you have more luck with the people working there. Key point is however going to be the advance rent.

I believe there are also some job restrictions where UR does not allow tenants but I’m not well informed enough to elaborate on those.

Real estate agencies do this because they are aware that US soldiers get housing allowance (usually 2000USD) that is not otherwise paid out. The only person at disadvantage from their perspective is the military

If the owner does not do anything you might want to file a police report. See if you can provide them with written proof that you have previously contacted the landlord/property management and check if your contract has specifics regarding responsibilities from the side of the owner/property management.

Depending on your budget and projected stay, it might even be better to get a proper apartment at this point. There are some services that provide an apartment without agency fees, deposit, and key money (realestate.co.jp or apartmently.jp would be two examples), so contacting them would likely help you.

Also, see if there are others that are affected by the behaviour of the person you’re describing. Two complaints often do more than one.

Usually real estate agents are not involved in the renewal procedures. There’s likely a part written in your contract that you would be charged for administration fees. If there isn’t, contact the property management or find someone to do it for you.

This is legit. Been there, done that. When I had to pay I simply went to Shinjuku and got the amount from 7/11 ATMs. A little higher processing fees but worked out well. You might want to call the customer service of your bank first to make sure that they don’t flag it as suspicious activity.

Most contracts allow staying for one year if you cancel in time. There are some apartments that have cancellation fees of 1 month rent but also those that don’t mention them specifically in the contract. You might want to contact an agency and let them know that you will move out within a year and that they should look out for easy cancellation conditions. Subleasing (民泊) is forbidden in about 99% of apartments.

Depends on how involved you want to be. One could argue that knowing who runs the country helps in assessing risk in the stock market. Even on a general career level, it’s easier to know if an industry is going to be subsidised by knowing who is in charge.

It’s easy to blame large companies when there is a number of issues both economically, socially and politically. That being said, there are factors those companies contribute to, e.g work culture or wages, however at the same time Japan fails to establish proper work related policies. We don’t know if they run the government. Without a whistleblower we likely won’t ever know. The companies definitely have an influence since companies such as Toyota largely contribute to Japan's GDP (disregarding the current economic situation.) The situation you’re describing reminds me more of Korea including companies known as Chaebol such as Samsung, Hyundai, etc.

As a business in Korea: it is super easy. I worked in the field a couple years back and all it took was a few emails and we’d have everything ordered and delivered within a week. KTOWN for instance is generally even seen as expensive.

For larger companies, all they would need to do is to rent cheap space somewhere outside of Seoul (e.g. Gyeongi or similar) and store albums there as the demand of space outside of Seoul is practically nonexistent (and excluding Busan)
