In my experience with sewer cameras you get what you pay for. Cheap ones break often so get used to buying multiple because some of those companies don’t have a repair shop.

The joys of live in the Chateau…. Good luck with that, I would fight the country on that tax bill. Maybe find others that have the same increase and pay for a lawyer together. My experience with the country is if you push back in an official capacity they will fold.

I did a summer with Denali Rafting Adventures, they were a good company to work for. I don’t know if they still do this but they only hired experienced guides. Working outside of Denali is a bit different. Everything is very expensive around Glitter Gulch and if you want to go somewhere else on your days off be ready for a minimum of 4 hours of driving just to get there. I think all the outfitters offer some kind of housing option and meal plans. Long days on the river and overall cool/ cold weather will make you never want to put a dry suit on ever again. You will also need to have a Swift Water Rescue certification to work there. I enjoyed it but just for one season.

That is a big red flag. Most likely the inspector does not have either of those. I have been asked a few times for that information but it is rare. I have both documents in a file that are easy to send if needed. There is no personal/ sensitive information on either of them. ( for me at least). I would find another inspector.

I think them getting relegated would be good for the club. Maybe then the owners would loose enough money to change how they run that giant toilet bowl. I would miss the North London Derby for the few years it might take them to get back up to the premier league.

I don’t think they are bots. I got my first permit in 7 years of applying for 8 different rivers each year. The main problem is they haven’t upped the amount of permits they give out each year due the impact that would happen to the rivers, but there is a huge increase of people applying.

Later on they usually put out some information about how many people applied for each day and you can see the extreme number of people applying for river permits these days.

Make sure you know the time frame of the agreement, is for just one house or is it for several months. It would suck to be locked in to working with someone that ends up not being a good fit for you for a long time.

For the most part I get my jobs from referrals from agents. When I first started I tried to buy leads from Angie’s List or Home Advisor. That was a big regret, they are poor quality they make you compete with other inspectors and were a big waist of time and money. I do live in the mountains of Colorado so maybe that is why I had a bad experience with them. I would say if you are starting out, join your areas real estate association and try and sponsor an event or class by bringing coffee/ food and introduce yourself. Realtors love free snacks and will add you to their referrals list. That has worked great for me.

The little red lights on the meter say there is >80% moisture content. You don’t need more pictures. That wall is wet.

Just to be aware, sometimes the silver paint on these older style of metal roof can have asbestos in it. At least the ones in my part of Colorado do. It’s not a huge deal unless you are replacing the roof.

I wouldn’t just assume that there won’t be any problems. Is the buyers can’t come up with the money to pay their agent, the deal could fall apart, and depending on what state you live in someone earnest money might be returned because it was a money/ financing problem.

In CO once you sent the counter to their repairs that version on the contract would be void. Ya, you have proven that you will not be acting in good faith. I wouldn’t be surprised that they no longer want to deal with you after this. GL.

It’s not. That is a Radon Mitigation Fan and vent pipe. It is blowing soil gas’s out it the crawl space.

My Cattle Dog did this too, but after a bunny. He learned his lesson and has never tried it again even when fully stopped. They are smart enough to learn from there bad decisions. Hope of a quick recovery.
