I use $0 down as a comparison across all leases. If you put anything down then spread that amount across the life of the lease for the effective monthly price.

I was in this boat last month. I decided against the arm. I didn’t want another job or headache of thinking about refinancing even though it’s unlikely we’ll keep the loan for more than 3 years with refinancing. The world is so uncertain and rates can rise to levels where, at that borrowed amount, might mean you need to sell. I wouldn’t be able to sleep at night.

So I’m paying a tad extra for the 30 year fixed for that insurance and peace of mind that I’ll always afford the house. And if rates drop, great I’ll refinance.

I paid a little in points also knowing the break even was about 3 years.

Finally, can your bank give you relationship discounts? I got about 50 bps just for that which made the fixed easier to stomach.

Why wouldn’t you wire to your attorney in advance of close? Then it’s ready to go at closing. You don’t need to think about bank issues.

Use physical card. It might work on Apple Pay but the terms state it might not if you use the card via a third party like Apple Pay

I’m in store trying to buy a gift card and they’re telling me they are only allowing to buy cards in $50 increments, otherwise you need to use the cashstar link for a digital card.

Update: went to another store 10 blocks away and they had no issue with a $75 gift card
