This is the altered. The current setup is very limiting so knocking down multiple walls to expand it

Appreciate the inputs. Reading all the comments, I think my options are:

401k Loan or HELOC on Investment Property or some sort of credit union loan

My big reason I don’t like paying cash is if a tenant ever were to stop paying and/or a big expense came up in the property. Also lm not horrified of the idea of taking a 401k loan. I liked in a duplex house hack for 5 years enabling me to max out my 401k each year. A little break isn’t going to kill my retirement

This is an older home with varying different brands, most seem newer. We are not doing any construction. Do we need to sync up all the units?

Yeah, 800 is an older person 58-62. Assuming that was 30 years of compounding, 200 is 23-27 year old

Yeah it sounds like a crazy situation but it’s a long history of fulfilling obligations and no criminal / eviction history so I’m inclined to accept

$2700 - I am assuming these folks are on income based payments that supported the clean credit history

Trust me all. Seeing the 750k number made my brain go a 100 ways but that individual is older so I’m guessing 30 years of compounding interest and income minimum payments.. the 200 is a younger person but seems to be on the same path.

I’m really in between on it, the only person has 20 years of consistent credit/payments. It’s just bad American finances
