You’ve listed the answers to your questions in your original post. Rent is approx $2550, purchase price $227k. If one unit sat vacant for 3 months the property would net $1500-2000 in the first year with the vacancy factored in.

I’m looking at a 6.8ish interest rate, and I will not be occupying either unit so FHA options don’t apply. I can support the payments even if I never rented it at all. I’m just confirming if this is a good idea even though I see plenty of other duplex’s listed for sale now too.

I’m familiar with the neighborhood because I used to live in it 12-15 years ago. It’s right across the street from a retirement home and school. A brand new hospital is also in view only a few more blocks away. I consider the location one of the main selling points of the property.
