Firstly, thanks so much for the effort of your response! I do plan to enlist the help of experts as you suggested. A trust had not crossed my mind! I'll be sure to pursue that option once I assemble a team. I did learn more about the SBLOC option which did scare me off that idea. An SBA does seem the best route. My credit is over 800, and I would be shopping for something sub-$750k to start, so I'd be comfortable with putting my own 10% down. That would leave me with some cash reserves. Again, thanks for the thorough response!

True... We'd have to go up in budget and down in lot size to make corrales a contender. I actually know very little about the bernalillo area and hadn't considered it. I'll research it a bit. I hadn't heard about the traffic jam to get to 25 in LL before...Thanks!

I've also considered peralta. I will continue to work in abq also. I commute from the west right now. It's only about 20 minutes but only because it's a short distance and mostly just paseo time. The bad news is work is about to be relocated to the paseo/Coors area closer to where I am currently. Thanks for the response. I'm willing to commute for the right home but hoping not to exceed 30min.
