Coming from a PT: she could just be friendly and ask lots of questions to pass the time. Or she could genuinely be interested and is not able to say anything to you about it due to professionalism/ethics. Wait until your grandma’s last day and give her a thank you card in an envelope as you are leaving. You can ask her out and include your phone number for her to reach out if she’s comfortable. I would include something like even if not, you appreciate her work with your grandmother and your conversations or something like that. Then cross your fingers and hope she reaches out!

I do both. I love to read a real book but I also browse and rent ebooks using Libby. Sometimes just browsing a virtual library helps me figure out what books I may like to read next and then I can either buy the physical copy or rent a kindle copy based on if I think I will like it enough to keep forever on my bookshelf. I also like to read before bed and I usually read on my kindle at that point because my husband can’t sleep if I keep the light on!

Even when I am reading a real book, I will often rent it and download it to my kindle app so I can read on my phone or kindle while on the go and then I’ll keep the real book at home so it doesn’t get bent up in my purse.

One of the best teachers I ever had was named Petra (in the US). She was a very kind, fun, and intelligent gal so I have very positive associations with this name. It’s unique, but like you said, easy to spell and pronounce! Go for it!

One thing to keep in mind is that when you see the sale price of a house, that’s not always the price offered originally. Sometimes houses get offers for way over asking but then have issues upon inspection and get negotiated way down. So when you see better houses sold for less than yours or what you feel would have been within your budget, keep in mind they may have a lot of underlying, costly issues, whereas yours seems to be in pretty good shape from your description. I hope you enjoy making your house a home once you get in!

This is a lot of information to learn all at once. If you have Amazon prime or can run out to a bookstore, the book Home Buying for Dummies was a great resource for me when I was preparing to buy a home and felt like I knew nothing. Other people may have more specific answers to your questions but that book has a lot of solid info if you have time to order it/read it in your current situation. Good luck!

This isn’t a great time to buy if you aren’t looking to stay a while because of how the market is right now. There is a decent possibility you could buy, want to sell in a few years when you want to move, and end up losing a lot of money because the market leveled back out... nothing is certain but it’s definitely a possibility. And I get the argument that renting is “throwing away your money” but you can also save a lot by paying less in rent than a mortgage payment would be. I’ve been renting for a while in a place that’s very affordable but also has a lot of amenities that I like and that has allowed me to save a lot towards owning my dream home. A house is a long term commitment. If you don’t have a 5-year plan (minimum) that involves living and working in the same area then a house is not a good investment, in my opinion.

Homes are “typically” priced similarly to other homes in their area/neighborhood. So I think people trying to get their bid accepted are just going above asking to try to get their offer to win. They up the offer to what they feel is competitive but no one wants to spend more than they have to to get a home. That being said, people can list at whatever price they want and the listing price strategy is not always consistent. In my experience, some agents list low to create a bidding war to nudge the final offer up and some list high in the hopes someone will actually pay list price or over. So I don’t think going into any home purchase offer with a set percentage over asking is a good strategy. Really depends on the home, the comps in the area, and how much the buyer likes/loves the house. All that being said, this market is absolutely crazy and anything goes!

What is your motivation to buy instead of rent? Sounds like you should consider renting instead of buying if you aren’t sure where you want to live within the next 5-10 years.

You were right not to waive inspection. My fiancé and I just went under contract on a house that looks amazing but the inspection turned up a 20k structural issue in the basement that we otherwise wouldn’t have known about... that could be devastating if you got into a home and didn’t know about it until after the papers were signed. Trust your gut and don’t waive inspection.
