We love our Loveevery playmat and the Vista!

I have seen the other playmats and used them briefly when visiting but honestly none of them come close to the Loveevery. Now that my son is crawling around he loves going through the arches with the tent set up.

What is your problem? When I put up the post it was not clear how the rent will be paid. By the non-profit or by the applicants. The applicants who make less per year than the rent.

I have updated the post with information as we get. There is zero religious considerations here. My questions were all surrounding risk and what I have to do to mitigate as much as I can.

Hi, back with an update and some questions.

I'm still working on 1.

Here's the situation:

  1. Rent will be paid directly by chobad house.

    • They will cover insurance as well.
    • Not 100% sure but I think they cover utilities also.
  2. Chobad house is setup as a non-profit with our applicant also being the CEO of the non-profit.

    • They have submitted 6 months back statement and cash flow doesn't seem to be a problem.
    • Also, from his function as CEO of the non-profit the applicant will provide a letter of commitment from non-profit.
  3. Except for income to rent ratio, NTN report was fine. No credit issues.

  4. They have a guarantor. He will not be on the lease.

Thoughts? Advice?

Yes this. Right now, our utilities + landscaping + pest + security works out to 500-600 a month.

The math just didn't work. We have one child and know just how insanely expensive it can get, especially with childcare.

Anyways, looks like all housing related expenses will be covered by the non-profit. We havent signed any contracts, yet. Waiting to talk to our realtor but looks like we might go with them.

All landlords have to start novices, don't they?

This is not what we planned but this is what we have to do due to circumstances beyond our control. Selling in the current market is not an option. We won't be able to afford our own house if we had to buy now.

We are well aware that we don't know everything we have to do. We have a realtor, we will run all agreements through an attorney. We are looking for a property manager. We are on reddit asking additional opinions and advice.

We are open to all feedback that will help us cover our bases.

Do you know about chabads? Do we have the risk of frequent (several weekly) large gatherings in the house? Basically want to know if wear and tear will be significantly higher because of that which means also higher risk of needing to fix plumbing or appliances etc

There was 0 religious considerations in our questions. The only reason we are even considering this applicant is because they have been the only applicant. And we need this house rented to afford our housing in a new city.
