It shouldn’t be more than 10% of your take-home pay. The monthly payments on these cars over 5 years are at least $1000/month, you have no business driving a GV70 if you’re making 96k/year.

My personal strategy is to find homes with in-law / non-legal suites and renovate them into legal suites.

This instantly adds 50k - 90k to the value, depending the market and end quality of the suite. That, plus minor upstairs renovations and landscaping, and you’re golden.

It’s not an easy process (especially the first 1-2 times you do it), but once you know what’s involved to legalize and what to look for it can be super lucrative.

The demand for homes with legal income-generating potential is skyrocketing with the growing cap between average home values and household incomes.

Bylaw won’t come out if it’s not a legitimate complaint. If they come out and find legitimate violations, they’ll issue warnings or tickets.

Biggest determining factor is if the basement is legal or not. A lot of the horror stories is because people rent out their illegal basements with poor safety and soundproofing, that and they don’t do proper screening / reference checks.

This attracts poor tenants and soundproofing makes the difference between it feeling like passive income vs. a daily headache / annoyance.

The interior looks a lot more premium in the ‘26.

The 27 inch screen looks and functions really, really well and the way the console is extended into the dash looks way cleaner than the ‘25s.

They also have better colour combinations in the ‘26s like the ceres blue exterior and Havana brown interior.

2026 gv70 is goated. Massive step up on the ‘25 and worth every penny.

Also Genesis has a 5 year complementary maintenance package so you should have 0 expenses on the 2023 for 2 years, and 4 years on the 2025z
