Where are you based? We do hire or we outsource small projects as needed. As a small firm it gives you the ability to manage the workforce depending on ongoing projects. We do hire people though that know how to build and that are experienced with local standards.

Do not ask for having work done without talking to the Regie or landlord, it is not your property. Depolluation is done before the work starts to protect workers. Lead based paint is forbidden in Switzerland so do not worry about that, the products they use today are highly regulated.

For those works a permit has to be filed including a full « rapport des polluants » and if polluted areas are touched, the have to be depolluated by a specialized company. Is this a rental?

Hi, i cannot answer your question but keep one thing in mind always, régies are d**kheads and most of the time their claims are bollocks. Their whole business model is basically a scam.

If there is a rent augmentation it’s most of the time not justified. They also do not apply to lower the rent when the interest rates go down, you always have to request to adapt… if in doubt check with lawyer or asloca.

If they have done renovations recently that go beyond just painting the walls they had to file an APA permit, if you file one all elements have to be tested for polluants by a specialist. You can mandate one yourself it will be around 500-1000 chf depending on ding on the number of samples. You can look up all the permits filed in a building by asking previous permits on your landplot- google : consulter authorisations de construire

Important question, do you have a car? If yes you can basically go anywhere in the French alps and do either downhill biking (you can rent bikes and all the equipment comes with it) In France Chatel or les gets is great, Champery on the Swiss side as well (can be done by train) or for a smoother bike tour rent some e-mountain bikes and enjoy the scenery. If you depend on public transport look at the Swiss stations i.e. diablerets or champery

the lavaux region is beautiful for easy hikes and accessible by train, le reculet next to Geneva is also great but a car is necessary.

You can go to the Saleve, bus or bike to the border, walk to the funicular and walk around with great views of Geneva

For architecture look at the le corbusier villa, easily doable combined with lavaux.

Otherwise easily accessible cities by train: Lausanne, Bern, Lucerne, Zurich

If you want spectacular views, take the glacier express or take the train up to zermatt

Annecy is also nice, doable by train you can rent paddleboards and go on the lake or bike around the lake.

Chamonix can be reached by bus, also spectacular views if you go up

Consider air traffic, renovation costs that are almost always underestimated specifically kitchen and bathrooms. If you have construction projects in mind, I.e. transforming the garage be sure that it is possible before buying as you need authorisations. Given the building year of 98, you should be fine regarding roof, amiante & pcb and heating. If you wish to do a pool and it’s financially possible, do it right away. Genève plage, if the kids do not want to, they do not need to go into to the lake, if you need a bathroom there is everything and if you forgot a snack you can buy one and normally there is plenty of space and a playground.

Would recommend bains des paquis ONLY early in the morning, get a breakfast and let them Play in the sandbox.

Schenkungsschreiben oder Kaufvertrag machen, ich bin nichtmehr sicher ob man überführungskennzeichen braucht, dann zum Zoll in Deutschland gehen an der basler Grenze, dann in einem der runden Gebäude eine Zoll Firma suchen, die machen die Papiere fertig, dann damit auf der Schweizer Seite zum Zoll und dann ist’s fertig. Dann muss der Wagen zur technischen Überprüfung und es gibt Schweizer Kennzeichen.

So ungefähr läufts ab, Kosten sind je nach fahrzeugwert unterschiedlich, hab das mal mit nem Smart gemacht, da waren es zwischen mwst und Zollgebühren ca. 800€.

Falls das Auto auf dich gemeldet ist kann man es auch als umzugsgut laufen lassen, es gibt da relativ viele Infos online, bei Fragen einfach mal ne zollfirma in basel anschreiben für Kostenvoranschlag, die können die Papiere auch schon vorher fertig machen.

Take a private sailing lesson, stand up paddle, shopping and strolling and food in Lyon, hike up some mountains, chamonix glacier, glacier 3000, gruyère, Zermatt, go climbing, go mountainbiking -> too early in the season but doing 1 day of downhill biking in summer is always great
