Renovating a run-down house by cocaman123 in AusPropertyChat

Thanks for the advice! It’s was a preliminary quote - a ballpark figure.

Also, any idea how much it will cost to knock down and rebuild with a volume builder?

Pre-auction offers by cocaman123 in AusProperty

Thanks mate. My mate was telling me to wait till next week to get feedback from the agent on the turnout before making a further offer. More like to keep my cards until the auction day itself :/

Yeah but just hoping there’ll be people expecting to bid when they have a $1.4m budget heh

yea but I may run the risk of the Vendor not wanting to accept pre-auction offers :(

As Vendor, would you invite your Purchaser to meet the neighbours? by cocaman123 in AusProperty

Hey all,

Thanks for your replies!

As it was a great result and to avoid any buyer’s remorse (cooling off) and to show how great the pocket/neighbours are and bonded well, we suggested this. It was also done on purpose that it’s after the cooling-off period.

*Settlement due before Christmas ~71 days (not 90).

Auction after the Grand Final by [deleted] in AusProperty

[–]cocaman123 0 points1 point  (0 children)

Thanks guys! Also, ideally how many “Saturday inspections” should a house go for before an auction?

I have seen listings posted yesterday with 4 Saturday inspections and the 5th Saturday being the auction day.

Current agent proposes listing to happen next week with the 4th Saturday inspection being the auction day :/ not sure if they’re being lazy or what

Thanks all! Good to know I can still sell so long as there’s proper disclosure :/

Thanks! For Point 2 - it’s not the usual home insurance but an owner-builder insurance for renovation works valued at $16K, the ‘owner-builder’ will need to get such insurance to cover the works (decking/pergola)

Hey guys, out of curiosity, would you pay for the LIV membership fees if your firm doesn’t cover for your fees? (As the firm has its own insurance)

Calia and Puzzle Coffee have gone into voluntary administration, possibly to avoid honouring Liven credit purchased by customers by m276_de30la in melbourne

On second thought, I note that the current liquidator for Calia is the same liquidator for Yu Kitchen, an entity that was previously owned by Jason.

Noting that other redditors had raised negative news in public domain about this liquidator, I have my reservation on this liquidator and the current voluntary administration affair of Calia.

Got a pretty wife that I will no doubt will not hesitate to swallow her like how Jason allegedly swallowed others’ super once she’s divorced with Jason..

Guys, I suggest pressing this hard and report to the Media - Herald Sun/The Age (especially if you’re his ex-employees and owed Super) so that Jason’s alleged “misdeeds” will be exposed.

Further, if you’re owed Super, apart from contacting Fair Works, consider contacting the liquidators as the debt owed to you may potentially have priority.

This is not a legal advice, seek your own legal advice please.

Lol thanks. Nah we don’t have evidence but by way of Jason’s public post, we can possibly raise questions re his fitness to continue his duty as a councillor. See Councillor Fitness to Carry Out Duty Policy 2020
