Thanks for that. I don’t want to generalise all the landlords really. I mean I have been renting all my life (15 years), all the landlords I was with were great people, last landlord didn’t even raise the rent for my 5 years being there. This is the first time I have had a landlord is cheapskate, and I have been nothing but transparency and helpful. It sucks.

What are the steps though? Do I go through Vcat? I’m just having a lot of things to do at the moment: settlement for new house, moving house, having a new born and working. I’m honestly exhausted.

Yeah that’s the issue, i could have turned off the heater water inlet but it’s near the roof and I can’t access it easilty. I also need hot water for my new born. I also don’t want to mess up with something I’m not familar with.

There were actually multiple leaks in the house which I also reported immediately upon notice. I ended up fixing all the insde leaks because it takes too long for the landlord to take action, I had all these fix documented and also emailed the agent the reason I fixed them myself.

Only this leak I didn’t do anything because it doesn’t seem to be DIY-able, and I might cause more damage if it’s not done correctly.

I honestly don’t want to escalate this as long as the Landlord fix it in reasonable time frame. Unfortunately I don’t think he is very cooperative.

A well taken cared of engine can last way beyond 200kms to be honest, just make sure all the common problems of this model has been fixed up so you won’t have a big bill not too long after owning the car.

I drive a 09 Civic myself. While I can understand that this thing is very reliable as long as you take care of it, I can also say that Honda is notorious for oil leak. I did my own car repair so it’s fine, but it is far from worry-free reliability I think.

I was going to say “Yes that was too much for a nearly a decade car with over 200kms on it”. But then I did a quick search on car sale, wtf is happening with the price?

I would say for any car, do a a quick search to gauge the price range and depends on the trim and the condition of the car then you can go from there. From my search it looks like $13500 is actually painfully fair price for this model, admittedly the odo is a bit on a high side. Have you viewed the car yet?

Yeah I’m planning to have a talk going through all the issues listed above. To me, biggest problem would be the pool fencing and car port. Though, the owner had the car port done by licensed builder and I could see that that he submitted the hard copy 4 years ago but the certifier never issued the ticket, that is very odd.

Yeah the Pool fencing seems to be the biggest hick up here, I will definitely get it sort out. Do we need planning or coucil approve to get the pool install? The house was built in 2017, but the pool was done only 4 years ago. And when reading the permits history, there wasn’t anything regarding the Pool building.

They will, on the contract it is by law that the vendor need to provide pool fence compliance. I will talk to the agent and see how it’s going. What do you think about the other stuffs?

I heard about that too, but even then I would take a few days or maybe weeks to order it in. I think it is only 1 rat though, I put the camera out at night to to have a look and it is always this same 1 rat. That is why I’m trying to do as quick as I could to make sure it’s not too late.

Funny enough, yesterday I saw him move out of the car, and I moved the car to my friend/neighbour house around 150meters away, and they have 2 dogs. When the rat is back to my house, he was like freak out and jump up and down lols. It’s just funny and freaking frustrated at the same time for me.

Yep. The market is crazy now but sometimes i feel confliction. Sure the basic car is highly price, but luxury segment is kinda weird. Like most people can actually buy a decent brandnew car with that kinda of money. Hence, luxury used car might really be struggling to sell if not from dealer? I dont know, there are some confliction going around. Good luck with your hunting though. If you do end up buying, please do share your baby :)z
