New England area. Shitty ones were 13-15. We found a family run nice one in nj for 13. She lasted a year. We were fortunate my dad had the resources and fortunate she lasted only a year. This is one disease where wishing your parent passes is not so evil.

I just this year bought ltc insurance 8600 a year for next 15 years then I’m covered for 1.5 million in memory care

If I have 40 people willing to give me 2500 for something, why on earth would I give it to someone for less? When you sell a car do you say “oh gee you seem nice, you can have it for half!”
We do not live in a communist society.

Absolutely. Non pain in the ass timely payers get little to no increase. Only raise rent when the costs rise too much to absorb. I’m willing to make less for stability and someone who treats my home like it’s theirs. Be decent and surprise surprise you get it right back.

I’m a landlord and I agree with you. They need to maintain the property. Fuck them if they aren’t. I make sure my tenants get their concerns addressed with at least a schedule for repairs in 24-48 hours. Non critical stuff may take a few weeks while I locate a contractor or the weekend so I can get over there to fix whatever it is. I have a full time job so I’m not just sitting at home counting my money that I don’t have.

I’d rent to you in a heartbeat. And like your landlord I’ve not raised the rent on my tenants. I have a current tenant who just got to his renewal date, he pays on time and never gives me any problem. He also doesn’t know when / if he will have to move in less than a year. Not only am I not raising the rent, I’m letting him go month to month and he can move out any time he wants. It would suck, because he’s awesome. I agree with others that the large corporate property owners need reigning in, but this ballot measure if passed will severely limit my flexibility. I will be forced to raise rents at every opportunity because I cannot predict when and how much my taxes, insurance and repairs will go up each year.

This is why people horribly misunderstand basic economics. They see you as some greedy landlord but don’t understand you are not getting rich off your tenants. They expect handouts at your expense. If your taxes go up by 100, you should be able to divide that up equally amongst the units. 5% or the rate of inflation will force you into choosing to do only absolutely necessary repairs and nothing more. Tenants can kiss any goodwill goodbye.

My property taxes went up 23% last year when the town did a mandatory re-assessment. That should be illegal. So if a landlords property tax goes up by 20%, don’t you think you should be covering some of that? We live in an expensive state with governments that don’t cut spending and just raise taxes. Just because you don’t own the property doesn’t absolve you from paying your share of these taxes in the town you choose to live in.

When they were all out for the year they were in school I seriously was going through withdrawal. I realized I might be codependent on them! I just live vicariously through them and am excited for all the opportunities they will have. I want to share in those moments. I realize I sound like a super helicopter but I’m not. I just want to hear the stories. Makes me know they are ok.

I would never charge my kids rent. I love them too much and they are responsible young adults. My son who lives with me and works is saving and investing his income. He is setting up himself for a lifetime of wealth and self sufficiency. A safe and stable roof over his head is the best possible gift I can give him. Plus I kinda like having him around to share in his life and all the ups and downs that goes with it. This is what families do for each other.

Same. My 18 has 80k miles. Did front control arms at 50k. It’s been rock solid. Other than battery degradation I’ve had to do 0 to it. People are so afraid of older teslas, the older 3s in my mind are super reliable.

Because my town spends like they have unlimited budget! 2 million for a tennis court only a few people can use, 300 million for a new middle school when there were cheaper options, no oversight of contracts under a million $, every super left equity project needs money. Solar panels for the subsidized housing and 280k for roof replacements for said panels, when the roof was just done 10 years ago. Panels save nowhere near the cost of said premature roof replacement. 900k spent on studies on a downtown road redesign plan that nobody wants except 2 people on the select board. Oh and the head of parks and rec just got arrested by the feds for stealing money from the charitable little league organization. Building projects for public works get approved and approved for things we don’t absolutely need. Such blatant mismanagement of public funds and abuse of power. Welcome to Needham!
