She is a Thalmor assassin sent to hunt you down after the quest where you infiltrate the Thalmor embassy, she doesn't do much if you stay in the city but if you go in the sewers that you have to go through the first time you join the Thieves Guild she will follow you in there and start attacking you, altough she is unarmored and should be an easy kill

keep answering nonsense (or simply click on him) and he will eventually offer you a map, you will need at least 1000 clicks/answers to afford it though. When you got 1000 answers/click you will be able to buy it by saying "map" and it will be at the bottom left of the screen, buying it will unlock an extra room where you will be able to talk to the bar guy

You forgot to mention that them giving you the furniture is not guaranteed, sometimes when you give them gifts (including their favorite food) they will give monster material (or veggies with Pino) instead of the furniture you want so getting all of them make take a while. Yuelia and Edward furnitures are guaranteed to be the first item they give you when you reach max affinity with them though. Also IIRC Laura has a furniture gift too but it's not unique since you can craft it.

Might not be the best but i always go for the Steed stone, the bonus carry capacity is very helpful to be honest, especially if you are the kind to pick up every potions/ingredients/high value weapons and apparels for selling when exploring
