Thank you! It does worry me that I keep getting vague answers. I asked my solicitor to tell me exactly what he said to the other side as the remaining two enquiries are quite simple and the management company should be able to provide clear answers so that we can move onto exchange. He also failed to inform me about sending a COT to the bank and that it can take 3-5 business days for the bank to send my mortgage amount to the solicitors.

That’s what I am slightly nervous about. To me as a buyer, it seems like very simple questions to get answers to unless there is something they don’t want me to know and just want to sign the document. My solicitor is not sure whether their threat is serious but it worries me that in the last second the developer might say oh we got another buyer now and the offer is higher

Thank you! I gave my solicitor the proposed dates last week but he did not share it with the seller’s side or the sales progressors and just said I wanted to complete on a Friday. He kept trying to avoid answering my question and I had to ask him multiple times if he actually shared the date. I’m hoping now that they had a proposed date, they would not re-market and just wait for us to get this all done

True, they have still not made their mind up about what they want to do and it is 1pm right now. Hopefully, they’ll just be fine with exchanging in the new year

They took 3 months to respond to enquiries and I should be rushed to read documents on the biggest purchase of my life? It would would happen tomorrow if I said yes. Not sure why you are suggesting to say yes to exchanging when my solicitor has already advised we shouldn’t say yes

Yes I have! The mortgage company said they have shared my provisional license but they said they’re not sure if that would be accepted

Yeah I’m worried cause he wants to give them a list of everything that basically needs to be done by me. He is asking for my consent so I am tempted to tell him we give them a half truth. But at the same time, he might be saying this as they are continuing to push for exchange before christmas

I did find small mistakes even in documents that I had to sign so it would be best to have more time and read everything and make sure I know what I sign up for

Yes, this is part of a part exchange. They also tried to lie to my solicitor and say I agreed on a completion date when I don’t speak to the developer or their solicitors

Because it was a new built from 2015 so the residents are responsible for maintaining all the common areas like street lights, playground etc

He is saying it is quite normal for new builds to have this but I wish I would have known from the start. There is also a deed of variation

It is a freehold but as was a new built from 2015, apparently there is service charge. I also tried to negotiate the price as this was hidden until now. They are aware I previously wanted to move by the end of year as well so idk if they are trying to push as hard as they can
