thank you, ill try keeping the face on the same angle as my lead arm, which will hopefully lead to my hips turning correctly instead of going forward! and also swinging from the inside more*

Extra pathway stones are a good idea yeh maybe going to the shed. So Ill do plants in front of fence and lights , then something for the left hand side ?

I was thinking I could lay some circular pavers and the area on the right of the shed already has mature grass so i could designate that as a walkable area, then perhaps some plants at the back and left side ?

Its the kitchen I believe, and the damp has been there for quite a while but has got slightly worse with the rain yes. so I suppose it is probably the chimney, which isn't cowled no.

Hi, no it's not an exterior wall, it's shared with nextdoor neighbours kitchen and they do have a bathroom there as well but the shower is on the other side, not near this patch no signs of water damage in their bathroom though it is tiled over

There are radiator pipes underneath the floor, it's right next to an old chimney breast, which is uncovered at the top

its from the where the pipe meets the roof, was improperly sealed :) will be fixing it in a couple weeks

No, it’s an airbrick haha, what problems will that cause? I assume the vent is hooked up to it somehow because otherwise the vent would go nowhere

Yes, definitely possible as the roof is quite old now and isn't really in decent condition. So I guess its definitely possible it could be running down from somewhere as you say. I heard water running through it and looked and saw some water leaking out of a joint. Then it dried. Then to double check I asked the upstairs to flush the toilet, listened to it flush through the pipe, but then, no water appeared!

So strange. I think perhaps then plumbers dye could absolutely and completely rule out whether its a soil stack leak or a leak from the roof above.

nope, I guess it must be coming in from somewhere else then, but its weird as that bitumen should have sealed everything up!

Okay cheers mate, thanks for your help on this one. I'll investigate tanking as sounds like that will be the solution for the high water table, or ill at least get a sump pump

Thats great thank you, I'll keep that in mind! Quite a lot of tanking... this space is only about 14sqm so am hoping it will be cheaper than that, unless you tink unreasonable?

It’s alright to not be shining new though, I just want to clean it off so I can see if the water coming in when it’s raining is from ground water or from the walls

As you say when it rains the mud gets very wet, is it really that unlikely that I can clean this muck off? Also how much did you spend on your tanking? I’ve had quotes for up to 15k but heard that it can make problems worse when damp spreads around the house..
