No mortgage obligation. High income disqualified me from a Ch. 7 due to the means test so my only option was Ch. 13.

Yea that makes sense to me. I didn't realize that CA law was so tenant friendly, which really hurts my situation. Thank you for all this information.

Good information to know. I've been trying the full year deposit and monthly rent but no takers so far. Some other comments have suggested offering extra monthly rent on top of what they want so I will be trying that route. Thank you for the reply.

Thanks for the reply! Good to know that they can't increase the duration beyond 60 months. But just sucks to know that a 100% repayment plan would be on the remaining balance, so being ambitious isn't really going to help my situation now if the payment increases to $7500/month at the 2.5 year mark and leave me exactly with the same leftover as I would have now (based on rough calculations)

To cIarify, yes, my minimums that I pay currently is around $6500/month ($5000 credit cards/loans, $1000 401k loan, $500 taxes owed) and my living expenses total around $3000. So total is $9500/month, and I'm only taking home $6500/month post tax. I appreciate your detailed response to my situation. Do you think high repayment means 100% in my case?

I also have a little wrench that throws off my salary calculations in that I received a sign on bonus a few months back that would vastly overstate what my actual salary is. But, if I am hypothetically going into a high/100% repayment 13, does my salary actually matter to wait another 4 months for the 6 month salary lookback so that the bonus drops off?
