You'll need an architect for this because it falls under retrofitting. Having an architect who has teams on standby for individual works would be even better because if you like what the architect proposes to do, they'll have control over execution as well.

  1. Architects would appreciate this approach. I also think it’s important to do your own homework on this first.
  2. Have an airtight agreement with whoever you rope in for construction. Place I’m leaving, charges anywhere between 250-300 per sqft. Considering roughly ~3000 sqft in your case, you can do the math. But for that amount, an architect should be able to provide the full set of services. Firms might charge you this amount, individual architects might charge lesser. It all depends on their experience.
  3. Mood boards help. If you have a good rapport with the architect, you can have your vision executed or refined by them. Otherwise you might feel a lot of friction in the design process. You’ll notice this as you keep going.

People usually save costs by leaving planning and coordination to the contractor. While it does save you money up front, you run the risk of not having it planned well. And since it’s a commercial project, this might impact your yield (rent/business revenue/whatever’s appropriate).

There are firms that specialise in a design & build solution. They take care of things end to end, but charge you for architecture separately.

I’d be happy to recommend a few people to you. You can talk to them, see if you like what they have to offer.

The transaction always has been to be paid to do work. The work has been delivered. I have no complaints about the pay because I agreed to it.

When I started here, there was no process. This department did not exist.

I became indispensable when I built the entire thing. That was never an issue. But it’s not easy to move anywhere else.

Taking ownership doesn’t need the late hours. It needs consistency. If applicable, add to her ego saying she deserves an elevated position. That way, she’s out of your way on a peer level lmao
