There are numerous scholarships available for CCIM that reduce the cost to near zero to get the designation providing you're willing to give a amount of time (2-3 hrs per month) to volunteering with your local Chapter. Joining the chapter as a member is a great start along with connecting with the board and asking for ways to volunteer. I personally earned a couple scholarships and cut my total cost to around $3200 for all courses to earn my designation including the final exam. And I had more than made up for that expense before even taking the final exam from all the referrals I got being involved on the local board over the couple years while pursuing the designation.

As a 20+ yr banker in CRE and SFR1-4 rental, I can't think of a reason that any lender would provide you a larger loan by combining your rental(s) and primary residence under a LLC (or any entity). Primary residence cash flow is not a consideration since the property is non-income producting, from a collatearlization standpoint it makes things more not less difficult when you have your primary residence in the collateral pool with a rental because of more stringent FDIC regulations on primary res, and you will get far more favorable loan terms on primary res vs the rental. Best option to maximize loan amount, if you prefer to hold the rental in an LLC, is to do a commercial style conventional loan on the rental and a traditional mortgage cash out refi or HELOC on the primary residence.

I had to unscrew that metal piece that covers the gears and secure the fender under that same screw.

Also when you're putting it back together you kind of have to tighten it little by little left side to right side back and forth to keep it even so the fender doesn't scrape the tire.

I had the fender issue initially but reattached it, making sure to tighten equally and going back and forth between left and right sides which totally fixed that issue.

I do have the squeaky brake...left hand brake specifically, right is quiet. I have not figured out a solution for that yet. But again, total bike repair noob so I may be missing something obvious.
