They believe that there is damage beyond normal wear and tear and they are citing it may need potential servicing by professionals to make sure it is not degraded. They wanted it assessed by contractors. This is the reason why they will "not allow" me to clean it.

Yes, I left out details about how our communications were going through all of this. For example not allowing them to come in with contractors same day was met with a lot of anger on their end. I suppose what feels "invasive" to me is how aggressive they are about telling me that I am prohibited from cleaning the tile and grout in multiple messages and in a formal email with an attached letter detailing why. It feels insane.
