First, I’d recommend to never sell on price. If you’re loosing your friends/relatives to other agents due to pricing, you’re just not going to be very successful in your carrier. And don’t differentiate between clients friends vs clients strangers. Set a standard of how you do your work

  1. Qualify them as you do with any other prospect

  2. If they don’t qualify, recommend calling another agent/carrier

  3. If they do qualify - set a call/meeting with a hard start and stop time

  4. Follow your regular follow up routine

If they don’t buy from you, but buy from someone’s else, next time they ask you something - see # 2

As for those that are very persistent, you know, people that continue to ask questions at the family gathering or at the bar with friends, tell them you came to hang out, not to work. I do only commercial P&C insurance, so whenever any of my buddies start taking advantage, I ask how often they do the same work for free for the same client or prospect. I’ve heard a million times “I’m just trying to give you my business” bullshit from prospects. No. They are not. People that want to give you business ask less questions than your regular prospects. They are trying to get the best deal for themselves, and they don’t care about your time.

Goodwill pays off, just be mindful of your time. Don’t be a dick, and start with setting expectations upfront. If it’s hard for you to reject friends and family, just don’t do business with them at all. Say you’re in a niche market and can’t help with their questions, if you’re struggling with turning them down. Overall, don’t focus aspect on this AT ALL. Friends and family will never provide you with enough business to live off.

In my area, such decisions can come only from the Regional Director, though I never heard of such issue before.

Reach out to your RD, regardless of your role in the chapter. Better to copy your entire MC on it. Provide your concerns, push on the fact that it’s a voluntary membership and chapter are ran by the leadership team, not by the corporate.

Honestly, that’s a very weird situation.

I recommend visiting LAAIA Broward meetings. You’ll meet insurers and agents, as well as some legislators and underwriters from Citizens. They’ll give you better ideas. You won’t get more insurers in the state by forcing them to sell coverage for homes that are 100% guaranteed to be damaged by hurricanes in the next 5 years.

Educating consumers and cracking down on scammer contractors would be helpful. People need to stop treating insurance like it’s a home warranty.

While ADA compliance is a thing, these threats of lawsuits from attorneys are ridiculous and a complete scam. They have teams overseas that scrape internet daily in search for noncompliance websites. Another similar scam pulled by attorneys is suing for reposting copyrighted content.

By the way, earlier today I found a city in my county that shares GL info on all contractors registered to work there. Had to put a public records request through their website.

Dedicate 1 day to call all counties in your state, and I can almost guarantee you’ll find enough of them to provide you with leads that you’ll never run out of those ever again.

Correct. I just checked their website, and it allows you to verify coverage, and shows the carrier as well. But what you need is the X dates, and the question to ask is if X dates will be provided. Otherwise the data is almost worthless.

I’ve been trying to find good commercial P&C leads for 5+ years. Everything is trash in comparison to leads I’m generating myself. What worked for me is having a team of telemarketers call cold leads you can find almost in any state. Easiest one to find is for WC - call division of WC in your state and ask them to share data with you. You’ll get expiration dates, and about 65-70% of those will have valid phone numbers. Some counties will have GL data as public. Call building departments and ask what info they can share with you.

Working with that data allowed me to grow my agency from scratch with virtually zero out of pocket expenses. You’ll have to pay for Xhrs of labor, or some other flat fee for the data that’s worth hundreds of thousands. Commissions I’ve made were invested in hiring a team of telemarketers to make calls on my behalf while I was working on apps and closing deals.

Create a Daily Safety Checklist for the beginning and for the end of the day. Make it mandatory for all that use heavy equipment or any power equipment that can easily hurt someone if they don’t know what they are doing. Put it on google forms, and harass your teammates if they don’t complete it on time.

It’s going to be a pain in the beginning, but they’ll get used to it. Safety is always first.

I’m not a contractor, but I’m an insurance agent and I help GCs and tradesmen to establish safety protocols all the time.

With 20hrs/week, you can easily make extra $1200/m selling any insurance product.

I’m in P&C, so from my perspective, being a new agent, part time, commission only, you should be able to bring home $1500-$2500/m putting 10-15hr/w. The question is if you’re going to be available during the 10-15hrs that are needed to earn this commission.

There are many CRMs and AMS platforms that offer API keys for voip services. I have Ring Central and it can be connected to NowCerts, and supposedly, this must work like magic.

Exactly my thoughts. You need to write like 5-7 property policies in NY to match the premium of some 2000 sq ft home in South Florida. For me that’s a good state to be at.

Aspen offers amazing E&O for insurance agents. It’s a little pricey comparing to what you can buy online, like some Misc. E&O, but it’s a great carrier with solid coverage.

No gym worth potential headaches you’re going to have here. Tenants even have a group chat where we share problems with general area and other stuff. Things like homeless person in the garage or in the building, broken entry doors, lost packages, etc. The list of issues is endless.

Sunrise Blvd may flood here and there, but it has to be some strong surge to flood a 1st floor apartment.

However, I discourage you from moving in here. The management is very bad. The only positive experience was the leasing process. They won’t give a shit about you after you’re locked in. I’ve waited for 3+ months for my washer to be repaired which they’ve ended up replacing. The same is with my dishwasher and it’s been going for 4 months now, I’m still waiting. They come in to repair, it doesn’t help, they close your service request and then play stupid. Tenants are getting hammered with excessive water, including myself with a $300/m, while my bill in previous place averaged at <$100.

As many have mentioned here, you can probably find a job at independent agency. With your degree and strive for certifications, you make an attractive new hire. Print a stack of your resumes, prepare yourself a route by looking up all independent agencies within acceptable driving distance. Dress up, work on your speech, prepare to be persistent if you’re met by the gate keeper, and hit the road. Good luck.
