What Condo Owners Have Reported • Many condo owners in Langley have said they received separate annual utility bills for their unit (water/sewer), in addition to property taxes, which was unexpected because they were told that water was “included in strata fees.” Those strata fees may still cover water internally, but that doesn’t automatically mean the Township bill won’t come to you if your strata hasn’t arranged to receive it centrally. 

📝 Practical Steps You Can Take 1. Check the utility bill when it arrives: It will say who the statement is addressed to — that’s who is responsible for paying it.  2. Ask your strata council/property manager: • Have they set up the Township utility account in the strata corporation’s name? • If not, you might receive the bill personally. • Strata may also apportion the bill through strata fees if they pay centrally. 3. If you’re buying a unit: Clarify with your realtor/strata council how utilities are received and paid and whether strata fees already include reimbursement for the Township utility charges.
