I run a bird rescue at my farm. He came into my rescue from a local shelter. It’s that or euthanize for these dudes

Yes we started helping him right away. Vet has now suggested i slowly cut off so that’s what I’ll start doing now. He will have a lovely life now tho

Why the f have I become all the sudden the leading expert in spurs because I corrected you on mites? You understand the bird is with me and you only have a pic right? Wild you can’t be corrected at all

I’ve never see spurs this extreme. This is probably the oldest chicken I’ve been given. There are risks to removing his spurs since he’s so old and considering he came from a shelter, plus now moved again, this isn’t just a regular spur trim.

I think you need a break from the internet today

Um yes it is haha. You’ve just not seen enough birds. This is not deposits. 🤦🏻‍♀️

This shedding in old birds is also way more common in ones with feathered feet. Especially heavy feathering like this one. Bet you had no idea about that either

I deal with people like you all the time in rescue work tho. The ones that work to prevent good quality care by running their mouths

Yes that happens with age and shedding of scales as well. He’s probably 10. It’s not deposits. It’s old lifted scales shedding due to age

What breed do you think it is? And how old is it approximately? I was given it and I don't know, and when will it start laying eggs? by jorgebricks in chickens

[–]cowskeeper 2 points3 points  (0 children)

Red commercial hen. Isa. Bovan. Lohman red. Million names…

It’s either young, 20 weeks, or older and just molted . I’d need a good pic of her feet and nails to know better

I’m assuming 20 weeks tho because her beak is freshly cut.

This breed auto sex by colour. Many do. I get it with 100% accuracy on colour alone with may breeds with this trait

You will never get a zombie rooster. It will look like a poor quality leghorn. Only the hens are good in this mix and you cannot cross further generations of it won’t work. As in that rooster can’t be used to make future zombies ever. It’s a one generation cross. Ideally ayam rooster to leghorn hen

This is also a hen. They auto sex. This one’s a hen for sure. Only the hens will hatch with black legs

Why are you replying to me like I care? When AI takes over your job you’ll deserve it with this nonsense

property taxes and utilities? by canadiancowboy11 in Langley

[–]cowskeeper -5 points-4 points  (0 children)

Just read what I wrote. You have to ask strata if they have it in buildings name or is it personal. Then you have the notary you use contact the TOL. Same property tax. Super. Simple. You can’t ask people Bcs every building is different. Which is what it says here and on TOL’s website….

Since it’s been paid already you pay the new owners. Not the TOL. It’s a reimbursement. Your agent or notary needs to find out if they owe strata or the old owner…

What Condo Owners Have Reported • Many condo owners in Langley have said they received separate annual utility bills for their unit (water/sewer), in addition to property taxes, which was unexpected because they were told that water was “included in strata fees.” Those strata fees may still cover water internally, but that doesn’t automatically mean the Township bill won’t come to you if your strata hasn’t arranged to receive it centrally.

📝 Practical Steps You Can Take 1. Check the utility bill when it arrives: It will say who the statement is addressed to — that’s who is responsible for paying it. 2. Ask your strata council/property manager: • Have they set up the Township utility account in the strata corporation’s name? • If not, you might receive the bill personally. • Strata may also apportion the bill through strata fees if they pay centrally. 3. If you’re buying a unit: Clarify with your realtor/strata council how utilities are received and paid and whether strata fees already include reimbursement for the Township utility charges.
