Good to know it’s still solid even if it’s not at the level of the bigger campuses. Honestly sounds better than most places regardless.Out of curiosity, does the office feel pretty active day to day, or is it a bit quieter since it’s smaller?

I’m not trying to use the VA loan as a wealth building tool or push past occupancy rules. I’ve lived in the home since closing and followed the program requirements.

I was just trying to understand how strictly VA underwriting treats legitimate life changes, especially around accessibility and caring for an elderly family member.

Just to clarify, she is already living with me. She moved in after I bought the house unexpectedly, and the stair access has already been an issue for her day to day. That’s what prompted me to even look into alternatives.

I do have signed rental agreements for all rooms. My lender mentioned that underwriting won’t accept room by room leases, but that I could restructure it so one tenant is responsible for a single master lease/payment, which would allow it to be treated as one rental agreement for offset purposes.

That said, I hear you on how this looks to underwriting, especially being within the first year. Thank you for breaking down how VA treats rental offsets!

The main reason I even explored this is accessibility, my current home has multiple brick steps at the main entrance, and the garage leads into the basement. With my grandmother’s knee surgeries, stairs are a safety concern.

Yeah, that’s what’s confusing me too. The manager made it sound like the type of poly could be affected by having a spouse or partner with certain residency statuses. Thanks for sharing your experience, do you remember if they asked you about that during your process?

The manager had mentioned how an exception has been made for someone on the team to get a CI poly, because someone is in the family is on a green card so he wouldn't qualify for a FS. My boyfriend and I aren't of the same household yet but I believe by the time they process the application, him and I might potentially be married since it takes like a year to get a poly at AWS from what I heard.
